WoW wow and wow!!! This place is horrible. Not sure what type of collusion Karen has set up with her daddy's company BILL HOWE, but they need to be investigated and sent to jail!! They go around approving all kinds of overpriced repairs, why?? Well Karen has financial interest in her daddys company and gets a nice kickback every time they overcharge for any and all repairs. Biggest scam out there right now!!

HA, this place is beyond a fucking joke. What company does not have a physical location and they have a bs 3rd party answering service. They never call you back or communicate with you, unless its to tell you that you are being fined or owe money. Karen , the CEO, is so full of shit its crazy. She has an attitude like she is something special, yeah special is a way to look at it. Biggest crappiest company I have ever dealt with. I would not wish my worst enemy to deal with these arrogant fuks!!

ASPM took over property management of my HOA in January and I have nothing to praise for them. I specifically need to note that for a long time another property management company managed the complex. P.J. Chandler was in charge and she was well regarded by many of the homeowners. So after her having the managed the property for a long time, she left that company, some others stepped in, and at the end of the year it was announced that ASPM was taking over management– and PJ Chandler would be our manager. I was very happy because I had dealt with PJ in the past and she was very easy to contact and quite responsive if there was a problem. Given the fact that the board (which I am not on and have not even met) moved to ASPM and PJ is the property manager again, I think that speaks volumes about her performance here for so many years. (Welcome back)

Prior to the merger, our HOA was going to switch to a new property management company. Since being taken over by ASPM, I have nothing but praises to sing. We have had two managers assigned to our condo complex and both have been fantastic. Our current manager Kim Swanberg is absolutely amazing. She goes above and beyond to take care of our needs. At times, I forget we are not her only property. That’s how responsive she is. Thanks Kim.

This property management company is terrible. They don’t reply your phone, email nor message. Terrible customer service, well, there is no customer service. It’s been a week and I was only able to talk to front desk.
In case you are wondering, my request is very simple, I am just asking some document. All they have to do is forward me the document. Nothing else, but I guess they either really busy with other truly important matters or just simply cannot be bothered.
Stay away from this company if you can. Terrible, terrible, terrible.

They pad their bills with vendors, never come out to check building , can: t get a hold of them on weekends or after 5PM. Do your self a favor skip them, they were part alleges property management, which had a F-​rating with the BBB. As soon as we can our Broad will drop them.

A truly remarkable experience in poor service.
I purchased my Mission Bay Condominium in mid July, 2015, managed by S.H.E. Manages Property Management, known now as Allegis She Property Management (ASPM-​San Diego).
I missed the 7 day time allotment to have my Architectural Change Requests (ACR) put on the July 30^th HOA agenda. There was no apparent leeway, and I was to wait until August 27^th to have my plumbing and floor requests reviewed. I get protocols, but waiting a month to get major renovations puts a hold up on things and puts me in a very bad living position.
I submitted the flooring ACR with ample time, but had difficulty finding a plumber at a reasonable cost. The reason that they are getting one star, is that they did allow for my ACR to be turned in only 4 days prior to the meeting, rather than 7 days. I don’t think this is a big concession, given we are a relatively small Condominium complex with only 70 units.
Great, now all I needed was a response Friday morning from Thursday’s meeting. I called Victoria, the manager’s assistant, and she explained that they would generally have the approval the day after a meeting, Julie, the manager, had gone on vacation and the notes could not be found. She would be back Tuesday, after a four day weekend.
I explained my frustration in basically living in a bare «dwelling», while travelling for work 75% of the time. Coming home from a week away to live on concrete, dust, and plywood is not ideal. Victoria promised that she would try everything she could to get me the approvals I desperately needed.
Note: If you’ve been through a remodel, you know that approvals are needed to schedule contractors. Contractors book their schedules, thus, the sooner I got an answer, the sooner I would be off the streets, and into my home.
Victoria seemed frustrated at my attempts to try and expedite living in a real home, and explained that their office has 10 days to respond to any ACR requests, and that I could attend the meetings myself, if I wanted to. Tip: No one wants to be referred to the lowest common denominator of a contract, nor do they want to be told that they can spend additional time in meetings, if they want to. That’s what you’re getting paid for, remember.
In summation, I called their office on Tuesday, only to find out that they had changed their numbers over the weekend. So, I spent more time doing research online, found that they had just merged with Allegis, and that the office number had changed. More work for me, yay.
I finally got Julie on the phone, at which point she explained that she had called Victoria back on Friday and indicated where the notes from the meeting were. If this was Victoria’s idea of doing everything she could, forgetfulness or lack of competence was the end result
Truly, I feel like service is lacking in many professional services, nowadays, hospitality and food service being the exception, but this one deserved a write up. Run, run, run, and find a property management company that cares. Don’t get left on the street.

Having to deal with these idiots is one of the worst things I had to do in my life. I have rented apartments from different landlords for more than 20 years and I never had problems with any of them until last year. This management is ran by careless people. My shower needed a quick fix and it took nearly a month for them to get a plumber. They did not care about it. I have not been able to get any help despite my requests and complaints. They have also sent me invoices for services I have already paid — they seem to do this often, probably hoping that someone will fall for it. After a few months I had not other choice but to break my lease and move somewhere else. I am so happy I did so.

HOA board members and residents beware. This company is bad news. Recently our HOA which I am a board member of, was being over charged below is a list of issues we had with this company, and if you check your budget I’m sure you will too!
1. Overcharging for Trash Contract —
When SheManages sent us the proposal/​good news for our trash contract of $ 2995 month, they said, «Due to their excellent collective bargaining skills they were able to get us the low rate of $ 2995.» Their amazing price just happened to be $ 5 under having to go out and bid with 3 other companies. Coincidental? This contract was also a 3-​year commitment, which is against almost all association’s by-​laws. Most importantly, the 3-​yr. commitment was against our by-​laws, which they didn’t honor.
In the process of getting rid of SheManages, we were able to negotiate our own trash contract for $ 900 a month cheaper. If our by-​laws allowed us to negotiate a 3-​yr term like what SheManages had done, we would have had a $ 1300 less rate. Be sure to get your own quotes on trash contracts.
2. Excessive charges for Copies —
They charge $ 55 — $ 75 per hour to make copies. They refused to document what copies they made for our Association and for what purpose. They tried slipping in miscellaneous invoices between $ 900-​$ 1500 a month for copies only. Also sent us an invoice for $ 600 for labor cost of making the copies. We had to keep requesting breakdowns and putting payments on hold til provided proof of expenses charged. Never received proof.
Our monthly bills for Association copies now are under $ 300 a month.
3. Maintenance workers —
Their maintenance dept. has horrible workmanship. They came out five different times to fix our fascia, but ended up damaging the sheet metal portion continuously. We finally had to insist SheManages stop all maintenance projects & pay for an outside roofing company to come out and fix it correctly.
4. Janitorial extra charges —
We used janitorial services from SheManages. We noticed we were buying hoses, brooms, mops and rubber gloves. These are considered tools of the trade. If you’re using these services watch your books for these items.
5. Charges per hour to call them–
SheManages thinks they’re lawyers, because they charge $ 75 an hour to talk to the board members and home owners on the phone. In emergency situations, they charge even higher rates.
6. Approval vs. Accepting Receipt of budget–
After becoming the treasurer and reviewing our Association books, I quickly noticed the over billings and inconsistencies. Their management fee– which in their contract states it never changes, unless they can get board approval to change it. Well, they did sneak in a few financial changes to our budget for their fees during a monthly meeting by requesting the board to approve the financials for the month. The Board assumed the budget was remaining the same, but they altered it without informing us. We learned– Instead of «approving» monthly financials, just «accept that you received them.» If they want an approval, they are adding something sneaky into your budget.
We got rid of SheManages in July 2014. As of November 2014, a four month time, we have an extra surplus of $ 72,000. Thanks to the Helm Management company and their honest business ethics.
SheManages is the most sneakiest, deceitful, dishonest, and poor work ethics of a Management company. They stick it to you with a smile and manipulation; borderline embezzlement of HOA funding. Beware!
Don’t let them put their hands in your Association’s piggy bank.

I just want to make a real quick review and speak to what is obviously a company that doesn’t give a rat’s butt about anything. except collecting our dues and getting their share. I am standing in the middle of a wide open EMPTY office at 1331 Morena Blvd. It seems SHE couldn’t be bothered enough to post even a tiny note on their website that they have moved. I only know they moved and weren’t abducted by aliens because I went upstairs to Lloyd’s Pest Control and asked if they knew anything. There’s not even any signs on the building saying they moved let alone a new address. My first contact with them other than mailing a check… so this is how it’s going to start out? LoL

I also wish I could give zero stars. I submitted an online Maintenance Request on January 16, 2014 at 11:01 AM. Today is May 30, 2014 and nothing has been done. I followed up in Feb and was told they were submitting the request to the Board. Followed up again in April and was told they would check it and let me know. Followed up again mid-​May and was told the tree trimmers would check it. Today is May 30… five-​and-​a half months later and the tree is still hanging over the building.

I wish I could give them 0 stars!!! They are the worst!!! They never answer the phone. Our garage gate broke and 6 cars were broken into (including mine). They took no responsibility for that. They just advised people to file a police report. Then the bikes’ room got broken into as well and several bikes were stolen. They took no responsibility whatsoever! They claim they are no responsible for things that happen in the garage but they ARE responsible for fixing the garage gate! If it had been working property all those unfortunate events wouldn’t have happened. It wasn’t until all those cars were broken into (smashed windows) and all those bikes got stolen that they finally decided to hire a security guard (4 weeks after the security gate was broken!). It’s been almost 2 months and the security gate is still not working!
They also make you pay a $ 100 move-​in fee, even if you have no furniture to move in, even if you just have a visitor for a couple weeks! Ridiculous!!!
They are the worst!!! Awful customer service!!!

I agree with everyone that has posted «the worst». Excuses without the validation of facts and not willing to take accountablity for poor decisions and bad actions. The «management» part is severely lacking. I would never suggest them to a commercial property that requires professionalism and efficiency geared towards customer service.

I am in the process of refinancing my property. My lender sent Jorge Martinez with She manages (2) yes/​no questions that she needed him to answer, sign and send back to her. Jorge said he needed 7 – 10 days to do it and it would cost me $ 75. I was appalled. The answer to both questions were «no». All I needed him to do was respond to my lender with that response. Jorge and I spoke but he refused to do it unless I paid him. He then went on to claim that «I am the only one who can sign this. I know you need this done and your refi won’t go through without it». He openly told me that he was going to extort money from me and there wasn’t anything I could do about it. Because I needed this answer signed by him and I had no option I ended up giving him cash. (He was going to wait 5 days for a check to process before he signed my paper).

I was SHOCKED to see these reviews. I have lived at a unit managed by SHE for nearly 8 years. I have NEVER had a problem with their service and quality of work. Throughout the years I have had some items fixed (leaking faucet, broken toilet handle) as well as annual maintenance. SHE and it’s staff have always been courteous, timely, and efficient. They notify us residents when the water will be turned off for building maintenance, they advised us in advance when the parking lot was repaved. Any time I needed to contact them I just googled SHE and their website pops right up and I call them. I don’t think the phone system is difficult, it gives you a directory and an option to talk to someone. If I leave messages, the calls are promptly returned. I am completely happy and satisfied with the services of SHE.

Absolutely horrible experience when I had an emergency in my unit!!! I actually received a call back from an angry/​frustrated association manager that was obviously upset that she was contacted in regards to the emergency. Kathleen Mehall responded with rude instructions and didn’t seem to care about the issue at hand. This rude lady should be fired and SHE manages should hire individuals that actually care about their job and helping others. Their employees should follow what SHE manages stands for: SERVING AND HELPING EVERYONE! There’s obviously a disconnect here.

Yet another poor-​service update. Guess how many times out of ten you can call their number and reach a real person? If you guessed ZERO, you’d be correct. For the $ 300+ per month I pay in HOA fees for my tiny one-​bedroom condo, this place should be spotless. It’s not. even. close.

DO NOT USE THESE PEOPLE. They overcharged on everything. If you have to deal with Lenny or Kathy run the other way as fast as you can. They never responded to any of our needs.

As a Realtor who has to deal with Property Management companies on a regular basis, I’m often disappointed with the customer service I receive. However, I was very pleased (OK-​shocked) at the great service I received on my last transaction where the condo was managed by SHE Manages Properties. The young woman who answered my call (Katie) was able to give me all the info I needed to list and market the property. Usually, I’m passed around and eventually told to find the info elsewhere! Thanks again, Katie and SHE Manages Properties. Your helpfulness was much appreciated.

Agree with the other posters S.H.E is the worst. A special assessment was imposed and set to begin March 2011, Through some account error on their part was not billed the Special Assessment with my monthly HOA dues for March & April (Automatic Deduction). With the May HOA dues they decided add three Special Assessment payments March, April & May. They did this without any kind of notice. NO PHONE CALL ! NO EMAIL !
When I complained about this they made it sound like is was my fault, because they didn’t take out the payment for March & April. I asked them to return two payments, and than we would start fresh next months HOA dues. They still don’t listen or understand. Now they call and leave phone massages asking how I would like to pay for the Special assessment. They also email myself and the board members asking the same stupid question.
The board supports me on this, because they have many other problems with SHE. They started a website for our condo complex with out asking and charged us a $ 250.00 fee.

The worst. Who can reach them? Even if you can, what’s the point.
I’m now listening to workers? stomping and hammering on my roof on Sunday (football Sunday!) and have no idea what’s going on.
I can’t figure out their website to write to them and the call system is ridiculous. Thank goodness I don’t own this unit.
