Lara at Heritage Property Consulting is the best! She emails back immediately, which is a big plus when looking for a place to live. She and her assistant showed me a few places, and I fell in love with my cute cottage. If you are looking for someone that makes your house finding experience easy, she is it!!! Totally happy in my home sweet home. :)

I called Lara looking for a property manager for our HOA complex. Even though she does not handle HOA work, Lara graciously helped me with my questions, and offered me advice for how to handle the problems we are facing with a small HOA. She also referred me to Dominique, who will be able to manage the aspects of the property where we need the most help. Rarely do you have a professional offer you free advice these days, and Lara took over 20 minutes of unbillable time to do so, and even followed up with me afterwards. Much appreciated! If I ever find myself in a situation where I do need a property manager for my rental I will certainly give Lara a call!

My roommate and I rented from Heritage for over 2 years, and it was by far one of the best renting experiences I’ve ever had!
The property manager, Lara, is extremely accommodating, friendly and a pleasure to do business with.
As with any older rental, there are bound to be maintenance needs. Lara made all of that relatively easy with her sense of urgency, and quick responses to any emails we sent her.
I would certainly recommend both renting from as well as having Lara with Heritage, manage any rental properties.

Lara has been fantastic since I moved in this month. I have never had a landlord that got things done as fast as her. Every maintenance request I have had has been answered promptly and fixed in 24 hours. I have had so many awful landlords so I am very grateful to have found this place.

I’ve been consistently impressed with Lara as a landlord. She was professional during the move-​in checklist, making sure to go over all points and avoid any confusion, while giving me ample time to review the contract and ask questions. Her response time and resolution of maintenance requests has been great.

I rented a property that Lara managed for almost two years and it was a great experience. She is always responsive and helpful when I need anything. Very professional and fair in every situation. If you get any opportunities to rent a property from her jump at it. There are a lot of bad PMs in this town and Lara rises above them all.

I’ve been meaning to write a review for several months, but I wanted to let enough time pass to be fair (and less angry).
Two friends and I rented an adorable house from Lara «Raven» Fischer
(aka Heritage Property Consulting) in February 2009. Unfortunately, in March, Lara stopped paying the mortgage. The home went into foreclosure. She even threw a foreclosure party in the back-​unit. (She did let us know in advance about the party … but not the media coverage –
). I spoke with Lara about the impending foreclosure and she agreed to a rent modification. We were unhappy about having to move out early, and after only a few months in the house. But, given the rent modification and her reassurances about returning our deposit, in the end, we thought things were being handled fairly. Something changed Lara’s mind and she decided we should be paying the full amount of the original rent (despite the renegotiated lease). She kept most of our deposit, at least until we were set for trial in small claims court.
Ultimately the situation was resolved. And Lara’s a nice girl (if you can call someone in her 40’s that). And her man is quite the charmer (and handy too). I also can’t fault how she handled our maintenance requests or her appearance of professionalism when we first rented the house. But please be careful if you rent from her. Our experience was less than positive.

I am a Type A, micro-​managing, neurotic, control freak. There is no one out there who could take care of my place like I could. At least, that is what I thought. Until I met Lara.
Due to a cross-​country move (and to avoid losing a fortune by selling) I decided to lease my condo. As you can imagine, managing a property from the other side of the country was going to be difficult for me given my personality, a new job, and a baby on the way. I needed help.
So based on the Unilocal reviews I contacted Lara. Right from the start I knew I was in good hands. She is friendly, prompt, courteous, and organized. At our first visit she already had our neighborhood assessed and the comps determined. I was not prepared for this kind of attention to detail.
When it came time to list the property, Lara suggested a price I never thought we would get. She had a better sense of the value of my place than I did! Our original list price was accepted in less than 2 months which more than covered her fee as I was going to list it for hundreds less.
After a renter is found, Lara does not disappear. She handles the credit checks, the paperwork, the cleaning, and all the communication between the renters. Money just shows up in my account and I never hear a peep.
The bottom line is that Lara gives me the peace of mind I never thought I would find. Heritage Property is recommended without hesitation.

I’ve lived in a few places in my time, but I don’t have the property management horror stories that some of my friends do. I’ve been lucky, for the most part. However, dealing with Lara has put even the best of my prior landlords to shame!
Every question or concern we have had has been answered quickly and professionally — and with patience for my general airheadedness/​flakiness. Bonus points for being email friendly… I hate the phone. It’s an absolute pleasure renting from Heritage, and even if our apartment wasn’t amazingly adorable I’d be happy. But the apartment –is– fantastic and in great condition. Best rental experience ever!

We’ve been in our new place for about 4 months now and Heritage Property Consulting has been great through out our entire rental experience. My Wife, Daughter and I are really enjoying our new home. I can honestly say wouldn’t be be enjoying it as much without Lara’s expertise though. You can tell she’s super experienced and informed and happy about her work. Highly responsive on maintenance requests and available all the time, I highly recommend Heritage to anyone looking to rent especially in the Golden Hill area.

When it comes to property managers, Lara is top notch, and when you’re living 3000 miles away from your rental, you can’t afford to skimp.
I interviewed pretty much every property manager in the Golden Hill area. All of them were less expensive, but didn’t seem too organized. I had a short amount of time to get my place rented, and needed someone competent to manage the unit.
Lara arrived on time, and couldn’t have been more efficient. She assessed the unit, put together a plan to get it marketed, explained her varying levels of service, pointed out items that needed to be fixed, improvements to make it more «rentable» and couldn’t have been more professional. The others seemed like property managment was a sideline, not their business. I opted for the top-​level service, since I wouldn’t have the time to deal with the property after my move.
Lara took care of everything from finding tenants to going toe-​to-​toe with my HOA when they didn’t want to fix a plumbing issue in a common area affecting my unit.
The unit is rented, tenants are happy, neighbors are happy.
I get a check and a statement on time every month. I don’t have to worry about my rental, and can focus on other things. And by the way, she knows all the ins and outs of working with the military on both the landlord and tenant side of things.
Isn’t that how property management is supposed to work?

When Eric and I decided to move (again), we knew that we wanted to ideally move to North Park. What we found was an adorable little home 1 block from my favorite bar (don’t judge me just because I want to be within stumbling distance!). An adorable light-​blue painted home, with gorgeous hardwood floors — just the perfect size for me and my man.
Lara was personable and informative from the get-​go. What other people have said about her being the «anti-​landlord» and being very helpful is totally true. I am a worry-​wart by nature, and occassionally very clueless. Lara was always more than happy to answer the 4 million questions I had. She’s very involved with those of us who live in the complex — we have little community meetings every so often, she sends us emails and flyers about various projects/​upgrades/​maintenance issues that are going on… I’ve never had a landlord that actually cares so much and is very involved. It makes me feel more comfortable, that’s for sure.
Now, being that I live in an older building, of course, things go wrong from time to time. But between Lara and Dominique the maintenance guy, the few problems that we’ve had (shower, door hinge) have been addressed and taken care of in a timely manner.
We’ve been in our place for about 8 months now, and we love it. It’s the ideal scenario all around — from location, to the property, to the management and staff. Highly recommended!

Wow! I just got off the phone with Lara from Heritage and she helped me a lot! I threw a few questions at her and she answered back without trying to pitch her company or make a sale… kind of refreshing how someone actually cares about your situation and isn’t so focused on extricating cheddar from your wallet. I didn’t hear a rehearsed spiel or boring statistics that the some of the others will vomit on you.

I rented from Heritage Property with Lara as the property manager for close to 7 years. Everything from start to finish was easy: the move in/​out process, roommate transitions, repairs, etc. She’s also always been extremely honest and fair. When I let her know that I was interested in moving from the one bedroom into a two bedroom, she gave me first dibs when one opened up.
I agree with Ruggy about the returned deposit. Lara did a pre-​turn-​in inspection with me and let me know what she was looking for when I turned in my keys. We’d gotten bleach on the carpet and Lara let me know up front that we’d be responsible for it. I knew that, but it was great to have been told beforehand. I thought for sure I could kiss the deposit goodbye, so I was really surprised when I got some of it back! She only took what she needed and never nickel and dimed me. I recently left the two bedroom and got all of my deposit back. Also, I think throughout the 7 years I only had about 3 rent increases. Each time I was provided at least 3 months notice and the increases were only in increments of $ 50.
I especially appreciated that there is a rent drop off at the postal store on the corner of ECB and Louisiana. Saved me from being late on rent many many times and saved me 7 years worth of stamps. In fact, I think I only ever mailed in a rent check once because I was out of town training. Phone calls were always returned in a timely manner. I was also very happy when the email address was created. I travel so much that it was very very convenient to be able to email and get a quick response.
On a personal note, I think Lara is great. She’s experienced, upfront and professional while also being young, cool, and leads an active lifestyle. (Motorcycle chicks unite!) I’ve recommended several friends to contact her when they were looking for new places and will continue to do so in the future. Lara is also very supportive of the military and has been extremely flexible with me through my deployments and multiple out of town trainings. Honestly, if I wasn’t deploying again, I’d still be living there. Thanks for all of your support the past 7 years!

I’ve rented from a lot of places in San Diego and usually I always build a rapport with my landlord but when it comes to moving out it usually always feels like a messy divorce. With Lara and Heritage Property Consulting she worked with me honestly and straight up. Any concern I brought up was delt with immediately and professionally. When it was time to move out she worked with me to make sure I get my full deposit back. She was always easy to get a hold of and responded to any of my questions instantly. I would recommend Heritage Property Consulting to any of my friends.

I’ll tell you what… I’ve lived in about 8 different rental properties since I moved to San Diego, and almost every time, I’ve been stuck with a curmudgeon of a landlord. Old, insensitive and out of touch. There have been a couple of winners along the way… but none like the staff at Heritage Properties.
Lara was my landlord that the old digs, and I can’t say enough good things about her. She’s young, hip and totally down to earth… but she’ll also rip ya a new bunghole if you fuck up, or you don’t pay rent on time. She’s kind of like Dr. Seaver on Growing Pains (but a woman). Wise and understanding by nature, but ready to lay the smack down if you get out of line. She actually told me in conversation, «I became a landlord because I hated MY landlords.» So, she’s almost the anti-​landlord, if that makes sense.
They have tons of different properties located in-​and-​around North Park, and each of the units are in pretty dope areas of ‘hood. AAAANNND, for the first time in my life, I actually got a deposit back! That alone is cause for celebration. I don’t know whether to cash it in, or frame it as a historical heirloom. The usual song and dance consists of me *hoping* I’m gonna get something back, but eventually learning that I have to pay THEM for some bogus cleaning fees. Weak sauce.
