My husband and I found ourselves unexpectedly house shopping in a time crunch, and we came across Josie along the way. In our search. Aside from scouring the internet, local classifieds, and anywhere else that we could think of for potential homes, I began driving around looking for «for sale» and realtor signs in our desired area so that we would have more ideas as to where to look for listings. After signing up to look at the listing on her website (thanks to the sign), Josie got in contact with me to see if there was anything that she could do to help. She then took a moment to get an idea as to what we had in mind, and immediately set us up for automatic updates for anything that might meet our criteria. With the time-​frame that my husband and I had to work with, we needed someone who was going to be gung-​ho and be readily available RIGHT when we wanted/​needed them. We briefly spoke with another agent or two and quickly realized they weren’t attentive for us. We were first-​time home buyers with specific desires and expectations, and basically needed someone who was going to treat us like we were their only client. Josie was a huge help in the process, and we closed Escrow right when we were supposed to! I live 2 hours outside of San Diego and I was looking for a small guest house to rent for my daughter who goes to school in San Diego. I checked the classifieds with no luck and decided to call at random a few real estate offices in the San Diego area to see if they had any connections to people who want to rent out their guest house. I could tell most of the agents weren’t really interested in helping me since there was really no commission in it for them. The last office I called was Dunn Realtors in Pacific Beach and Josie answered the phone. I told her what I was looking for and she informed me that guest houses are far and few between but she would still look if I was interested. We communicated for a couple of weeks but nothing reasonable came to fruition. So, I decided that I was just going to buy a condo in the San Diego area and my daughter could live there and I could collect the rent instead of paying rent another year at an apartment. Since Josie was the only agent who offered to help me, I informed her of my idea and she was off and running. She provided several links a day to new listings based on my criteria and she knows the San Diego area very well. That was critical since it’s a 2 hour drive for me to see a property in person. And, since I wasn’t local and have a busy work schedule she even coordinated with my wife and daughter all the listings and walk through’s. It was like having 3 clients which didn’t seem to bother her. After about a month and a half we found the perfect place and the sale closed in 2 weeks.
I can’t say enough about Josie since it was at least a month before I even met her in person. Everything went smooth from start to finish, never pushy just to close a sale like some agents and always gave tactful advice when needed. It was a great relationship that began because someone cared enough to help me knowing that there was likely no sales commission involved.

I found Josie on Unilocal after several frustrating weeks trying to secure a rental property in San Diego all the way from Portland. Just shortly after I emailed her to see if she even provides this type of service (given that she is a real estate agent and not a property manager), Josie got back to me and instantly and kindly agreed to help us out. She provided me with a list of possible homes straight away. By that evening she had gone, as our representative, to look at the three homes we chose (delaying her own personal plans) and by the next morning, 24 hours after our first contact, she secured us a home. We changed our mind on this place due to our own oversight and she was kind and gracious about this and kept on with the search. Josie did more for us in a day than we had been able to achieve ourselves in 3 weeks. She is a super woman. She is action oriented and wastes NO time at all. We found Josie when we first moved to San Diego and she was incredibly helpful to us in finding a rental house while we sold our house in Seattle, and later, worked with us to find the perfect home in San Diego. Josie Sarullo worked with me over the course of 3 – 4 months in late 2012 /​early 2013 to purchase an investment property in San Diego (3 bedroom /​2 bath single family residence). When I told her my criteria and price range ($ 200−300K), she knew that this would be a ton of work given the competitive market and low inventory, but she was up for the challenge. I’ve worked with many realtors over the years and Josie was by far the hardest working of them all. I had not even decided on which area of town I wanted to buy in, but she spent evenings and weekends driving out and showing me dozens of single family homes all over El Cajon, Lemon Grove, Chula Vista, La Mesa, Escondido, Vista, and City Heights. Her knowledge and experience with evaluating potential rental property was quite valuable, since several of the properties had things that would cause future issues for tenants. She warned me in the beginning how competitive it would be and that we’d have to bid on up to 10 homes before landing one due to the short supply in my price range. After about my 6^th or 7^th offer, we finally struck a deal on a great home in Lemon Grove that was on the market for only 3 days. The negotiation was tough, since it’s a seller’s market, but we had a long enough due diligence period to work through everything to our satisfaction. Josie even helped me find my first set of tenants by posting ads on Craigslist immediately after the sale. I highly recommend Josie for any future real estate transaction in the San Diego area. You will not be disappointed.
