Established in 1982.

Melissa Prandi, President/CEO worked for the owners for over 5 years starting out as a small property management company with maybe 100 properties. SHe was the receptionist, assitant property manager, property manager then bought the owners out after her son Matt was born who is not the Vice President at PRANDI Property Management Inc.

Melissa has been at the same company and in the residential property management business for over 33 years.

I have been using Prandi for 1 year to manage my home in Greenbrae. My experience has been exemplary. Matt Prandi took my listing from consultation to lease agreement seamlessly and as a result found me an excellent well qualified tenant. The management service provided by Nikki was outstanding! Nikki performed amazing under pressure and responded to my house early on a Saturday when no one else was available and stopped a broken pipe, arranged water damage recovery service to abate the problem. Rent was on time and payments deposited to my account thanks to Redun in accounting. They all work seamlessly as a well oiled team! I highly recommend Prandi

I’ve lived in two different apartments with Prandi. Since I don’t have time to read the other reviews but see that there are a lot of bad ones, I will just say that I appreciate doing business with them… I have dealt with bad management before, and it can be pretty dicey, no fun, etc. So far, things are good. Also, their units are always in good shape, and I can depend on quality living situations – this is my opinion, and I’m not looking for a dream cottage. They are clean, and up to specifications. The contract terms seem well laid out, and clear. Being on both the side of renter and property owner, I do know that when you call and call your manager for problems, it gets old. For the things I have called on, they have gotten dealt with in a timely manner. If you are calling because your toilet backs up «unexpectedly», and they ask if you are flushing tampons down the drain, and you say no… most likely they will fix the problem, no more questions. But if you do it AGAIN, and AGAIN, but keep saying, «no, no Tampons I promise!»…it gets fishy. You will be the one writing the review, saying how crappy Prandi is. And that is just plain wrong. So don’t be that person. That’s all I’m trying to say. Nothing more, really.
Why one less than five stars? Isn’t «Yay! I’m a fan» enough? Stop bothering me, I’m having a very bad day.

Moving is always stressful, and this is especially true in the Bay Area real estate market. However, Erica Petty with PRANDI Property Management made the experience of finding a great place stress free. She was totally on top of everything with answers to all of my questions, and provided exemplary customer service throughout the entire process. Erica truly cared, and was always there for me. This group is dedicated only to increasing their fees. They do not care about their tenants and they are not truthful in their communications.
They recently tried to raise my rent 11%. Last year they did the same. They did this without contacting the owner of the property to see if he wanted to raise the rent. They then told me that he told them to raise the rent. I contacted him directly and he said they did not have permission to raise the rent and that they also did not have permission to raise the rent last year, and that he specifically told them not to raise the rent.
Prandi was not truthful in that they said to me that they were forced to raise the rent by the owner and due to increases in condo fees. The condo fees were not increased.
Prandi and other similar companies are only doing this to increase their fees and it’s causing all of the rents in the bay area to increase.
If you are a tenant and you pay your rent thru this service and they try to raise your rent, note that Prandi is raising the rents with out talking to the property owners. If they raise your rent I strongly suggest that you contact the property owners directly and tell them about it.
Also, I rated them poorly on their rating website, and they blocked my access to the site.

I had a poor experience dealing with this company. I rented a home from them in February 2014. From the day I signed the lease with Matt, despite numerous attempts I was unable to reach him either by phone, text or email. I eventually needed to contact the owner directly to gain information that was not being communicated to me. I was informed by the owner that he initially wanted to lease the property for a longer term which I preferred but Matt failed to inform me of that. Recently I received a call from Melissa Prandi in response to the owner and my communication of various issues. I was pleased with her response but felt compelled to relate my experience. Having owned homes and rental properties for most of my life I did not expect this from a company that has been in this business for over 30 years.

Obtaining a new home can be stressful and difficult, but no matter what your problem… She really cares and is there to help. I was a little uneasy with this process, as I am new to the area and the competitive market. Roxie was handling the property and did what she could to get the job done, but I needed a little extra assurance… and Melissa swooped in right away to make sure I was more than taken care of. I’ve been a tenant renting with Prandi at two properties spanning over four years. And I’ve been both a property manager and owner of many residential rental units. So I’ve been on both sides of the fence.
I can confirm for both potential renters and landlords that the staff of Prandi are uniquely capable of representing the needs of both sides of the partmership.
For landlords, they are knowledgeable, seasoned, savvy professionals who will price your property at competing market values. And they carefully screen potential renters to ensure they identify mature, fiscally responsible people who will take care of your property as if it was their own– and not nickel and dime you with maintenance issues, nor scam you with phony mold allegations.
For potential renters, they will respond promptly with any problems or concerns you have, and address them With a team of vetted professionals. We had issues with plumbing. A sliding glass door, and a relentless onslaught of skunks, and each time, Roxie responded with compassion and prompt attention.
They are kind, sincere, and helpful people.

All I can say is before you use this place to manage your home, read the reviews carefully, talk to some tenants and homeowners alike, and then decide whether or not you want to entrust them with your property. They employ some of the most incompetent, at times nastiest SOB’s in the area to manage the house. I’m not saying not to use them either way, but there’s very good reasons they consistently score low review marks. I never liked the fact that they will not keep an eye on the property to ensure it is not being destroyed by the tenant until the tenant moves out. They will not back you up as an owner. When work had to be done there it was almost always done very poorly because they don’t inspect afterwards, which would in time decrease the aesthetic or overall desirability of the place. The owner it seems can be very nice and concerned, but I personally started to believe it’s just PR lip service because nothing changes. One should always check with the DRE to ensure whomever you choose has never had any disciplinary action or even informal complaints (hint hint).
There’s other property managers in Marin that have excellent reputations… Just do yourself a favour, do check for yourself and save yourself some sleepless nights and unnecessary aggravation.

As a property owner, we thought Prandi was doing their job and making annual inspections. When the tenants moved out, we found out they had been smoking IN THE UNIT for years. This is both illegal in Marin County and against our rental contract. It cost us thousands of dollars to clean the walls, prime them to keep in the smell of smoke and paint them. All window coverings and fans had to be thrown away. When the tenants threatened to sue us to get back their security deposit, Prandi refused to help out.

Wish I had seen Unilocal reviews before dealing with these people. Misleading tactics and take it or leave it attitude. Presented condo as remodeled and ready to go when there was mold, dirt, chipped tiles, rusted stove, cat hair and missing parts in closets and bathrooms. Photos on web were done with wide lens camera making it appear much larger than actual.

I read the reviews on Unilocal and had stayed away from any property that was listed with Prandi, but I came across a townhouse that I was interested in and thought I’d give it a go.
I emailed Christine to see if the property was still available. After a day, I had my husband call because I really believed this townhouse was perfect for my family — no call back from Christine. Three days later I get a response. According to the reviews here, three days response is fast as it seems that most don’t get any response at all, but when you are looking for a rental time is of the essence and a call back three days later is unacceptable.
We made arrangements for me to view the property. Literally not even an hour before my appointment I got a call from Christine saying that there was a ‘solid’ application in place for the townhouse and she was happy to show me the property, but I wouldn’t get it. Nice.
A few weeks later I see that the townhouse with the ‘solid’ application is still available. Way to go Christine! Those customer service skills really came in handy for you.
After rereading the reviews on Unilocal,I am relieved that I dodged a bullet and didn’t rent from Prandi. Thank you fate for intervening! I will continue my search and steer clear of any property with the name Prandi attached to it.

OMG where to start.?? My wife and I wanted to express and warn renters and property owners about Prandi for a while but have been weighted down with fear that they would find a way to withhold our deposit based off of a review. Call me paranoid but this so called property management company will find any angle to rip off renters and property owners alike.
When we first looked at the house we ended up renting — a young nice gentlemen walked us through and was pretty professional and helpful. Knowing that there is no rent control in Marin county. We asked the young man are you guys going to increase our rent once our 1 year lease is up. His reply was «It’s very uncommon that we increase rent specially if we have good tenants».
Well we were excellent tenants! We paid rent every month on time if not early, fixed a lot of the house ourselves, improved the landscaping, plumbing, paint, pressure washed and painted the garage and kept the house in outstanding condition… ETC
Well a when the year was almost up we wanted to make sure we could sign a new lease with the same terms and they were delighted. Two days pass and they email me that they want to increase our rent $ 150 more a month because they felt that the market has improved significantly which was not true at that time.
People from SF /OAK, watch out before renting in Marin, negotiate solid renters terms as you are not protected under any kind of rent control in Marin!

I would not recommend dealing with Prandi. My experience with our property manager, was incredibly frustrating. She was very slow to attend to our maintenance requests and rarely responded to calls. Additionally, she was often rude and unpleasant when we did connect. It was a very unprofessional experience.
Prandi has a customer portal for tenants to submit service requests, but they just ignore them for weeks. I had to resort to calling a contractor of my own to fix one problem, and another request was left unresolved until we moved out, even after 2 – 3 emails assuring me they would get it fixed.
This company needs to reevaluate how they handle customer service.
