Scummy business practices. They invent carpet cleaning fees after you move out. Drop of alleged pet urine and they will come after you over and beyond extra deposit you paid for pet. The carpet is cheap but they claim all sorts of extra fees and damage that is beyond contract. If you do have a pet here, be warned they will gouge you when you leave. Borderline fraudulent action.

I just wanted to write this review for the great customer service I received from «Vanessa». We didn’t end up moving to this complex but she was wonderful. She made us feel welcome and important right away. She’s an asset to the company!

The place seems nice when you first decide to rent. I rented for a short period of time (a little over one year). This is what you should know:
1. The walls are thin: Want to know when the neighbor flushes the toilet? Want to hear the length and stream of their pee? Want to know when they vacuum? Want to know their preference in music? Well, you will know since the walls are thin.
2. Response: I had drawers broken, lights out, and shower curtain rods broken when I moved in. They were good to respond to some of my requests after I called them for follow up but they NEVER fixed outside patio light even with a reminder so I just gave up.
3. Attitude: My air conditioner broke down the hottest week of the year at 100+ degrees for the week. The property manager, who was sitting in the nice air conditioned office, could not understand why I was upset that the air conditioner was not fixed as I was sweating like a pig after 2 days of asking. It would have been nice to just get a status on my request.
4. They have smokers: If you are lucky to have smokers as neighbors (and you are a non-​smoker), sorry, they will not do anything about your neighbor who may smoke on their balcony/​patio. Best advice? Close your windows.
5. They charge you for everything: When you move out, you will be nickeled and dimed for everything. It doesn’t matter what you paid for deposits. Just know that you will be out money once you move out. (I am a very clean person and even hired cleaners after I moved out.)
6. Staffing changes: Be ready to deal with staffing changes. The person you met when you first rented will probably not be there in a few weeks. I knew of at least 3 turnovers in one year.

Two catalytic converters stolen, including ours from our truck, parked on one of the most visible on site parking spaces in the complex.
San Ramon police told us that they had suggested that cameras be installed. Local management sent a flyer alerting tenants of break ins, but that appears to be the extent of their involvement.
Contacted Essex Corp office today, waiting for reply.
We lived here for one year, and no real issues. But neighbors reported the Thefts to us prior to management.
I would not choose to move in now until security is addressed.

I recently moved out of the Foothill Gardens/​Twin Creeks complex, and am sorry to say that I had a horrible experience. It took me two weeks just to be able to get in touch with someone to do my move-​out appointment, including multiple trips to the office because I couldn’t get someone to return my phone calls. I was promised that the proper person would get in contact with me repeatedly, and they never did. Finally, I drove around the area until I found the maintenance truck and waited until someone came back to the truck to ask them to do my walkthrough.
At this point, I was informed that there was going to be a $ 60 pet enzyme test for the carpet that I would have to pay for. This was not mentioned to me when I moved in, nor is it in my lease. The maintenance person did a cursory walkthrough, said I wouldn’t be charged for paint, and I would be charged for cleaning (a $ 120 fee) and provided no written documentation. He said he didn’t have the forms with him.
The following day, I received a phone call from the Raul in the office regarding the status of my keys, which had been returned to the maintenance person the previous day. I requested a copy of my walkthrough documentation be emailed to me and Raul told me that wouldn’t be a problem.
I have now received my move-​out documentation, detailing a charge for both painting and paint (totaling about $ 110). I am ticked about this because the maintenance gentleman told me I would not be charged for painting, and not only have I been charged a significant amount, but am being charged for paint on top of it?
Moving to my biggest issue; I am being charged $ 885.28 for the carpet, when it was NEVER MENTIONED to me, nor is it in my lease that an enzyme test (that I had to pay for) would be conducted and I would be forced to replace all the carpet should any trace of pet enzymes be found. Not only was I not provided a copy of the test results that are costing me almost $ 1,000 (including the cost of the test), but, once again, I cannot reach anyone in the office and am not getting phone calls back.
I would really appreciate a response from someone, and will update this post with the how they choose to resolve the issue, if at all.

I’m new to the area and believe me when I say what a shocker it was to find prices in the high $ 2K range. They say it’s due to the area and that they have the biggest two bedrooms, which after searching for weeks for a new place, I have to agree. Foothill was the nicer of the 6 properties I looked at in Dublin, Pleasanton, and San Ramon. The space is great for a condo (almost 1200 sq. ft) and my new place is remodeled. I really like the new appliances and the modern look. It doesn’t feel quite like an apartment, but more of a home. It has 2 large bedrooms and even comes with a large walk-​in closet for the wife. The best part is you get 2 parking spaces and they don’t charge you for it. Other places were charging $ 125 just to get a 1 car garage.
The office people are pleasant and even called me just to see how my move went. You can sign your lease on line which made it really easy and you can do requests online and pay rent too. The maintenance guy is nice too. He came in the next day to adjust a few things (sliding door was hard to open and the laundry closet door was coming off track).
My one complaint is the gym. It’s kind of small and they don’t have new equipment. It also closes early, but they are backed up agains the Foothill with a nice trail to the Memorial Park.
Overall I’m pretty happy with the place. I’ll be sure to update when my lease is up and I get the dreaded new offer.

I absolutely loved the 14 months I lived there. The layouts are spacious, the shopping is convenient, and the complex is clean and quiet.
Backed up against a hill, the complex is much quieter than expected for being so close to a major freeway (right by the 680 onramp.) There are walking paths up to a HUGE beautiful park and sidewalks that wind through town.
The community is safe and polite — many small families — and the staff is very helpful.
Edit — I was also able to set up with my bank to auto-​pay my rent and there was never an issue. Very convenient. I was a very clean girl (I travel for work and was there perhaps a third of the year) but they claimed $ 300 of my $ 500 deposit for repainting/​cleaning. Whatever. They sent my refund check within 4 days of my moving out.

I remember back in the 80’s when these places were being built, and at one point I even had a friend that lived in them. I always thought that they were pretty neat condo style apartments. My husband and I decided after our recent insane rent increase at our current complex (Avalon at Creekside in Mountain View) that we would look for a nicer place, in a quiet area. I grew up in San Ramon, and when I suggested it (sort of joking at first), he was really excited about it. So we looked for a place that would accomodate all of our desires AND take our babygirl Willow (the 4 paw kind). This place fits the bill, and then some. We have not moved in yet… but the incredible management staff that they have there is amazing enough to warrant a 5 star rating. After we get settled, I’ll be updating!
