JJ and Suzanne were willing to come out on Memorial Day to help us with a home inspection. They are both friendly and professional. Every step of the way they let us know what they were doing and why. As JJ used to be a general contractor he was able to answer some other questions for us that were super helpful, as we are first time buyers.
They had the report printed and in our hands before we left the inspection. Very wonderful. Would highly recommend.

Very thorough. Very professional and polite and personable. Over the phone JJ asked some questions specifically about the property we are buying and demonstrated his knowledge and concerns as well as explained how he would prepare a new homeowner (us) with somethings to know. We appreciate that a lot! They were on time and wasted no time! They have this down to a science. They are wearing headsets and one is typing while the other is looking around, poking and prodding and checking temps etc. We were provided an nice printed professional looking AND BOUND report all from their mini-​van. Really cool. They took time to explain every little minor concern. I would definitely recommend them to family or friends and I hope they are still working next time I buy a home!

As a first time home buyer, I have limited experience in looking at houses. I have used HIPS for two house inspections now and I must say I have never come across an inspector that is more detailed not only in his inspection but also his report. They will spend as much time as you need explaining the results and address any concerns you may have. He documents even the smallest details as what may be not be important to one person may be a deal-​breaker for another. JJ and Suzanne, you are the BEST!

My husband is one of the pickiest people in the world regarding house oriented things and even HE loves this incredible husband and wife team. We cannot recommend them more. They are detailed, explicit and very knowledgeable. We trust them to find things we miss when reviewing the houses we purchase and believe me, if it is there, JJ will see it, assess it and make himself available to discuss any questions you may have.

I am a general contractor in Seattle, WA and have worked with a handful of inspectors throughout the years. My usual inspector was out of town and I had to find one last minute for a property I was considering purchasing. I got in touch with JJ and Suzanne and could not of been happier I found them! They are prompt, extremely thorough and professional. They made time for me when they were fully booked because It was so dire for me (with approval of their other customers first of course). They were there when I needed them and I cannot recommend them highly enough. I will work with them for the years to come and I would recommend them to any of my clients, customers, friends or family… and I know you will too.

I am trying to purchase my first condo and went with HIPS based on the reviews I found here. Scheduling was easy and flexible, JJ was knowledgeable and thorough in finding every little concern in the condo. After he finished, the report was printed out in hard copy with digital copies available online in PDF format and he went over all the concerns in detail. Also a cool feature was all the concerns were displayed in digital photos that can then easily be sent by your realtor to the listing agent. I would recommend HIPS!

First the good: it was very easy to schedule and get an appointment rather quickly — which is what I needed. I set up an inspection for my mother-​in-​law, for a small house she was buying. The had a nice team approach and prepared a binder with their findings.
Now the bad — they somehow missed black mold in the attic space, and not a small area. They did note that there was hardly any insulation — so after my mother-​in-​law moved in she had some bids done by a few different companies and they said she had black mold. Even a field manager for PSE asked her why the home inspectors didn’t inform her of it … but since I was the one who set up the inspection with this company, it comes down to it essentially being my fault for hiring them. :(I do understand that things can be missed, but she said that it’s a large area … they could have at least said there was a large black area in the attic if they weren’t sure about the mold. This will cost her an extra $ 3,000 to clean up and she’s not happy at all.

This is the third time I’ve worked with Home Inspections of Puget Sound. The first time I met JJ, he was on the «other» side of the transaction, inspecting a condo my son and daughter-​in-​law were selling, referred by the buyer’s agent.
JJ found a couple of electrical problems with the condo, and when we had questions about how to fix them, he A) called us right back — no waiting and B) explained in detail what he found and how we could fix it — and be sure with fixed it by purchasing a $ 5 tester at Home Depot.
From that point on, I became a fan. And so did my daughter who is a real estate agent (the listing agent on that condo) and she’s been referring all of her clients to them since then.
The 2nd time we used HIPS was when my mother in law was looking to purchase a condo. JJ actually talked her out of it as there were numerous problems with it, including leaks that had been superficially fixed, aluminum wiring and a few other issues.
We just had them inspect a home we’re buying and again, their service and thoroughness were stellar as always.
One thing I really like about the way they work is the team approach. Suzanne is in the car guiding JJ through the inspection report room by room, item by item. He inspects and dictates his findings over a headset as Suzanne types the report; in real time.
If there are any issues, they document them with pictures.
At the end of the inspection, you receive the full accurate report. They are not creating the repot from scribbled notes; trying to remember what they saw. The report is created as the inspection progresses; No Surprises.
I wish the people who just bought our home had used JJ and Suzanne. The inspector they used didn’t hold a candle to this couple.
I would highly recommend Home Inspections of Puget Sound for anyone looking at buying a home.

Impeccable service. Their approach is very efficient: they work as a team of 2. One inspects, takes pictures and dictates the notes to the other teammate, who is in the fully equipped van, typing and building the report as the inspection progresses. By the time they leave, the report (mine was 45 pages long, very detailed and actionable), you’ll receive a full copy of the report in your inbox. Top quality, Top efficiency. Highly Recommended.

I’m currently purchasing my first home and I settled on Home Inspections of Puget Sound from both the recommendation of my real estate agent and my fellow Unilocalers. I was highly impressed by JJ and Suzanne right from the get go. My real estate agent gave me a list of questions to ask potential home inspectors (certifications, sample reports, etc.) and all of this stuff was already answered on their very comprehensive website. I called JJ on a Saturday and was able to get an appointment on Tuesday.
JJ and Suzanne arrived as scheduled, they were even a bit early. JJ introduced himself and told me about the whole home inspection process and then they got to work. Looked at everything — JJ even went on the roof, crawled in the attic, and put on a «space suit» to go underneath the house. He was on a headset with Suzanne who was typing up the report as he inspected. Because of this I got the report immediately at the end of the inspection which was pretty nice. JJ explained my report to me in-​depth and answered all of the questions I had. The whole process took about three hours.
I’m new to this whole home buying process and to have the inspection be relatively painless was a huge plus. I would definitely recommend them to anyone who is looking for a home inspector.

JJ was fantastic. He was extremely detailed with his review and offered quick and easy suggestions for how to take care of the small problems we had. When I had a question after moving into my house, he answered right away, and helped me through every step of the problem I was having. He suggested a handyman that he knew that offered good rates, and even called him for me. JJ was full of great advice and was extremely thorough. I would use him for any future home purchases in a heartbeat, and he’s just an all around great guy. I was glad to have him as my home inspector.

Please message me before using this company. They are all flash no substance. We asked numerous questions on a concern we had and they dismissed it. Ended up we were right, they were wrong. While it is great being right — paying for their mistake was not so great.
They missed numerous, numerous issues. They dance around with headsets on and print out fancy reports and for most people this will be enough because they won’t have any issues. But as someone who had issues this couple missed — forget about using them.
I cannot state this enough times or tell enough people. DO NOT USE THEM. I would have accepted a missed little thing here or there but we asked about a serious major issue we were concerned about and they said it wasn’t what we thought it was — it was. Water damage. New roof.
So okay, there you go. Do use them if you want to have hidden extras to the cost of your house that will bite you later.
And another couple of negative stars for them trying to get me to change my review. You offer advice? What the pages you admittedly took from angie’s list and posted on your site? I don’t see you listing home inspector — and that’s what we needed.
We asked you direct questions pointing to issues at hand and you were wrong. On top of that you didn’t do simple things like move a board to see damage — yes we should have as well but you were in every room prancing around with your cameras and headsets — I would have thought you were doing something…

JJ was very clear and helpful as soon as he answered the phone. They scheduled us the very next day. When JJ and Suzanne came, they went right to work. JJ explains what they will do very clearly and answers all question thoughtfully. They a have a mobile mini-​van that has everything in it, including printer. You get your home inspection printed out immediately. Very competent people. They also take a credit card, which is nice because ALL our cash was wrapped up in our down payment. I would use them again for sure.

There are better inspectors out there. They try to impress you with technology by «plugging in» their van, which has printers and internet access, plus they run around with goofy headsets. However, I found their reports to be poorly written with almost all boilerplate text.

We hired JJ and Suzanne to inspect our new home. For the most part (see below), they did a great job of inspecting and explaining the report. I also appreciated the fact that were aggresive with their explanations. That is, when we took the report to the builders, they had very little to say and fixed everything on the report (although there wasn’t much).
JJ and Suzanne work together and communicate to someone in their van who is taking notes and inputting their findings into their computer.
The only reason we could not give them 5 stars was because they failed to detect a leak in the tub faucet. Had they filled the tub, the leak would have likely surfaced and we could have got it remedied before moving. Luckily, we have a warranty on the home, so the leak was eventually fixed.
Would I hire Hipspro again… of course.

Can’t add much more than other Unilocalers. You can ask JJ & Suzanne to make a «Top 10» list of items that will make or break your home sale and they’ll come back with 15 items for you to put on your contingency list. They are truly a great investment during the home shopping experience. Minus a star because they didn’t pick up on something that the real estate agent picked up on, however, JJ & Suzanne are worth every penny.

Home inspectors are like health insurance — you’re tempted to cut corners here, but you really should spend the money to get it done because not doing so exposes you to so much risk. After all, a house is one of the biggest investments you’ll make. I was looking for someone with experience and who was independently minded — for example, home inspectors recommended by your real estate agent may have some conflict of interest, since they’re incentivized to please the referring agent, who themselves have some incentive to get the deal closed.
HIPS fit the bill on both counts. JJ had a couple of decades of experience as a contractor before becoming a home inspector, and both are excellent inspectors — he does the outside, roof, crawl space and structure, and she does the interior. As Prema had mentioned, it’s all very high-​tech and efficient. Also, they definitely come across as independent-​minded. He does a great job of explaining and both are very, very thorough. I think I’ve found my home inspectors for our next home, as well.

The definition of WITH IT! This company is completely and utterly on their home inspection game. It is a small company, owned by a couple that works as a team (JJ and Suzanne). Who does that and doesn’t go crazy? Anyway.
They came in with walk talkies and thoroughly inspected our house with the detail of an eagle looking for prey. All the while talking to us and explaining everything in fantastic detail. At the end they had printed out pictures of the damages they found, presented in a binder and had downloaded the info to a website that explains and offers tips on repair. They also recommended great follow-​up contractors that they had known and worked with for years in West Seattle.
I have never been so impressed by a home inspection agency. Maybe I had the bar set low but still you could tell they loved each other and what they did. Awwww warm and fuzzy home buying fun.
