NRB Property Management

I would like to post a review to give a sincere feedback to the owner of this management company. We were on a house hunting trip and saw a listing that we were interested on a website. Even with negative reviews on a local information pages (people suggested to stay away from this property management company), there were some good reviews on Unilocal so we decided to give NRB a call. The receptionist (name withheld) said they didn’t have this listing and told me that she will check with the agent and asked me to call back in about 5 mins. I called back… and she said she still couldn’t find it. It’s actually clearly listed on the company’s website, but she still said it was not in their computer. It’s relocation season, so it was understandable that the properties came and went quickly. However, I started to wonder if I called the wrong management company, but the answer was «the listing agent is with the company but couldn’t find the listing in my computer». It concerns me about the communication in this company. After she checked the company’s website, she realized the listing was actually on their own website. Then the other issue arose… the house was listed «showing not permitted»!! We wouldn’t have bother if we knew the «showing not permitted» because we had limited house hunting time. The next thing I knew, the receptionist hung up on me… OMG… (Just a suggestion: a good receptionist would probably suggest to look at other properties that are currently available to show…). Dear owner of this company, we would really like to do business with you. However, if even the front line receptionist is so rude to a potential client, we just have to stay away. Thank you.

Talking to this company on the phone is literally painful. The fact I know more about they available properties then they do Is not only unprofessional but honestly a little sad! I talked to margrite/​margaritas. I asked her about a property she had listed, before I could even finish telling her she interrupted me rudely saying she did not have that property. After 60 seconds of loud signs followed by silence she told me to call back. So I found the listing made sure i was calling the right company and called again. Talked to another lady who told me they did have the property and that margrite would call me to set up a viewing. She called me alright. Once again had to explain to her what I was looking for. Explained the description, the address and the date it was available and asked to set up a showing. She rudely told me all the listing said it was still occupied and that if I had read the posts it said to not disturb the Tennents. No duh lady why do you think I’m calling you. I’m aware it’s not available quite yet, I’m the one who told you that. At this point I told her to forget it. If it is this hard to see the place I can’t imagine how frustrating it would be to actually rent from them! Learn to do your job! Be nice to the customer and know your properties!

Wish I could leave zero stars! Just finished up a lease with this company, by far the worst experience I have ever had with any rental company. The staff are very rude, the company is all about making a profit not about the customer. I paid my rent every month on time, kept my home very clean and did all the lawn maintenance. I left the home in very good condition, and all I got was $ 50 back from my deposit? When I questioned it, they were rude and just had a «not my problem» attitude. It’s fine they can keep it all, but I will never use this company again. Lesson learned!

Thank you for taking the time to write such a negative response. I wish you would take the time to discuss all this in person or over the phone, instead of putting me on blast, once again, this goes to show the kind of customer service you provide. PS this is my review of how I feel about your customer service and my experience with your company. If you wanted to, or cared, you could have discussed this with me in person. I didn’t even know you existed until now, and I called multiple times when things weren’t going well and I had questions. But the ladies were not very kind and treated me like «just a renter». I paid on time regardless and did my part, the least you could have done was follow up. Not because I left a bad review but because you care. **

Just like some people often said, if I could give them negative number of stars I would.
I signed an agreement with them for a 4-​plex I own in Olympia. They are so slow at doing anything for renting the units out, and spent little effort to rent it out.
The first vacant unit in the 4-​plex is in very clean condition with a few minor cleaning/​repairs to be made. Even the cleaning service they hired wrote a note on the invoice said something like «the unit is very clean and is in ready (or almost ready) to rent condition, but we went ahead with some light cleaning anyway since we were sent in by the property management company». The problem is: they sent the cleaning service in after two weeks they take the property from me!
This is just one of the example how slow their service is.
Another example: the backyard need to be cleaned and I agreed with it within a couple of days after we signed the agreement. And after another couple of days, I called twice to make sure the yard was cleaned (so it would look nice to draw new tenants). They said it had been taken care of. But later when I received the landscaping service’s invoice (NRB forwarded it to me), I found that the actual service was done at two weeks later!!!
Now the third example: The previous rent was $ 1100/​m, and I asked them to advertise it for $ 1150. They said $ 1075 would be better. Well, I understand that part but I said let’s try $ 1150 first. After 3 weeks when nothing happens (during the time they only called me once and said that they showed it to someone), I told them that I agree to lower the price to $ 1075. But two weeks later when I checked their advertisement, it is still advertised at $ 1150! So I called again and several days later, I found it was still not changed! Things didn’t get fixed until I called the 3^rd or 4^th time.
And they lost one of the mailbox key I gave to them as well.
The unit was vacant for two months and other units are starting to get vacant, too. So I got fed up with them and changed to a different PM. What a difference! The new PM did major overhaul to my other vacant units (previous owner of the property wasn’t careful in selecting tenants so all the other three units together requires $ 30K+ repairs). The new PM was able to take care of the major overhaul for three units in less than two weeks and was able to rent all of the four units out at $ 1200 in another two weeks!
So this is the difference: NRB was not able to rent one unit out in two months and the other was able to rent all four units out at $ 125 more per months in one month (including major/​massive overhaul to almost everything).
They did have an excuse because one of the unit was such a mess that when you look through the window from outside you will know immediately. This could deter people from renting. But the fact that they are so slow and couldn’t care less about any of my requests tell me that the real problem is the company itself.

If I were you, I would feel really shamed to talk about the option to renovate the units. The first unit were available when I handled over the whole four plex to you, and that first unit was in move in ready or close to move in ready condition, even your cleaning service you hired noted on the invoice saying that «This home was very clean except blinds but we still went over everything».
That unit didn’t need overhaul, and the new PM didn’t overhaul that unit either, and that unit was rented out first by new PM. How lame your excuse is.
For a unit that is in such a move-​in ready state, two months passed and you were not able to rent it out. The most ridiculous thing is, for any of my request, it took two weeks before you can take any action.
And it took two weeks to get the fund? Are you kidding me? Did I ever say no or did I ever delay it if NRB has ever asked for fund from me to do anything?

Our office did lose one of the mail keys. Simple human error on their part, but we quickly sent our maintenance people to replace it, and get you the key. It was a one day turn around on that.

How shameless you are by saying that! I called locksmith and had the key remade and asked you to reimburse me the cost. You QUICKLY sent your maintenance people to replace it? Want me to show the receipt/​invoice of the locksmith service I used?
It just shows people how irresponsible you are when you say something.

Would give zero stars if I could. Started off great with the company and then found that they withheld HOA guideline and lied about the HOA in the area in order to get us to sign the lease. We were given an 11 page document and told that was all there was on the HOA, which was all building guidelines. We were then told that the HOA was not active. When I asked three different people in the office about having my trailer on the property before we signed the lease I was told it was not a problem as the HOA didn’t have anything against it. They then called us and told us the trailer was in violation of the HOA and needed to move it and produced a 112 page document on the HOA guidelines. The owner of the company came to the door while my wife was home and working and ran back to his car before she could even come to the door and left a letter stating we had three days to remove the trailer or be fined. They have refused to honor their statements at and before lease signing every time they could. Do not use this company as they will lie at every turn and screw you anytime that they can. I will update once we are out of the house at the end of the month with how much they try to keep of our deposit.

I want SO badly to leave a brief, all-​caps, scathing review that’s full of expletives, but instead I’m taking a deep breath and will be keeping it professional-​ish and specific. By doing so, I hope I’ll be taken seriously and people will stay away from this company. We have been working with these guys since November 2013 and have finally gotten free from their dishonest money-​grubbing tentacles.
Below are some of my observations, experiences, and pieces of advice. At times it may get random and scattered, but it’s hard to write when you’re SO EFFING ANGRY.
1. They’re super awesome and nice and la-​la-​butt-​kissy when you sign up. You’ll get warm, safe, professional feel-​good fuzzies and think you’ve found THE ONE company who will care for your hard-​earned property. IGNORE THIS.
2. We initialy suggested a rental price of around $ 1500. They insisted «NO NO NO, your house is worth WAY more and we can get you at LEAST $ 1650. Let’s list there!»
Their market analysis was WAY off. Our house sat for 3 months (so $ 4,500 out of our pockets paying a mortgage on an empty house). We eventually rented it out at around $ 1475.
3. Professionalism on the phone? Doesn’t exist.
I got a call from someone in their office saying we needed an exterminator because there was a hornets nest and the tenants were allergic. Not a big deal, but you’d have thought that making said call to me was THE END OF THE WORLD. SHe clearly hated her job. I get that. We all have bad days, ya know? Just don’t drag ME into it. Put on your professional big girl panties and PRETEND to be pleasant and happy for the 3 minutes were on the phone. Or get medicated.
4. We gave them specific inventory lists for things such as child locks and organizational pieces for the garage. They ensured us at move-​out that everything was accounted for. Nope, not by a longshot. Shits missing, and lots of it.
5. At one point, in January, we were notified that the Microwave (in-​the wall, stove vent) had broken. They said it’d be easier to replace than repair, and it’d be several hundred dollars.
Okay, we said. Just replace it. Thhat was the end of that (this was by email. So, we have written proof). After all, we had given them $ 300 extra dollars at sign-​up for an «emergency repairs» fund.
Our check that month was several hundred dollars less than normal, as we expected. So, imagine my surprise when I walk into my now-​vacant home 2 months later and THERE IS NO NEW EFFING MICROWAVE. I called, and politely explained. I was passed from one person to another, consistently promised call-​backs and treated like an inconvenience whom they were all avoiding.
we pressed them for answers as to where the money had gone, and their excuse was that they supposedly took several hundred dollars out of our deposits money to «fix the yard, put down new caulking, and fix some curtain rods…»
FIRST OFF, who authorized that? Cause we sure the hell didn’t.
TWO, I’m experienced in home repairs and there is no new caulking anywhere, and the curtain rods are still jacked up… So IF they DID hire someone (they didn’t), the dude needs to be fired.
6. Their story about the microwave was that «well, that’s not a repair. That’s a major appliance purchase, so you would have been responsible for handling that».
Okay, fair enough. Then why did they email us with a price? When we told them to proceed with replacement, why didn’t they stop us and explain their supposed «your responsibility» thing?
I want to continue. I COULD continue. I hate these people. I have never had such an outright negative experience with a business, and I want to take them to court. I have grounds to do so… However, I now live out of state, and all that wouldn’t be worth the legal fees and time, so we’ve chosen to walk away and let them steal our money. This is what businesses like this rely on, as most of their clients (home owners, not tenants) live out of the area. Unfortunately, by washing my hands of this drama instead of going after them like I should, I’m becoming part of the problem. For this, I feel immense guilt. But fuck it, I’m so done.
Stay away from this company. They won’t return your calls, they’ll have bad attitudes no matter how polite you are, they’ll make crap up (until you confront them with proof… Then they’ll nervously freak out and pass you off to someone else) and they certainly won’t give a shit when your renters DESTROY your house.

I’m fairly cautious and slow in writing reviews and I would HIGHLY recommend NRB if you’re shopping around for a property management company. In fact, having been in yours shoes… for your sanity, I would say STOP searching and call NOW. I’ve worked with NRB as a property owner since March of 2014 (so about 9 months now) and I have to say that choosing a property management company and choosing NRB is one of the best peace-​of-​mind decisions I could have made. I even compared with a few coworkers who use other management companies and my-​oh-​my I’m so glad NRB has my back.
A few reasons why I would choose NRB:
* #1 Randy. That’s like enough said.
* Expert and Professional Guidance including what utilities make sense to put in your name versus the tenants from a lien-​able standpoint
* Smooth Transition in transferring utilities to the tenant’s name when needed
* Smooth collect of monthly rent
* Smooth correspondence with the tenants when needed. Especially when you’re out of town. And also privacy — I happen to live in the same neighborhood as my tenants but I’m unable to keep up with the time commitments of being a landlord so I’m freed from that.
* Competitive rates with their preference vendors for maintenance
* Transparency of vendors… and I’m sure there’s more but I’m truly writing this off the top of my head :)
I think one of the true TEST of character of any person or team isn’t when things are going great but when things are quite going as planned. I have to say in those situations that NRB has great follow-​through and communication in every case and has tackled each situation head-​on and has literally gone the extra mile.
I look forward to working with NRB in whatever life may bring.
So again, I highly recommend NRB team without any reservation.

So, they are great at first. When you are signing up. But when you are moving out they screw you! We moved into a house that obviously needed help in the back yard. They had recently taken down a tree and left everything everywhere. It was a mess! Even the owner of the company Nash thought so, he wrote «needs work» where the yard was concerned on the move in paperwork. We said we wanted it cleaned up before we moved in. A month after move in we went into the office and told them it needed to get done. The kid at the counter (he acted like a 15 year old, probably the owners son) told us to fill out a request online, apparently the only way to get anything done. Why did no-​one say that on any of our phone calls? Or when we moved in? So they sent the owners (this would be the owners of the house) family over to clean up the mess. They left garbage all over the yard, tree bark everywhere, small sticks stuck out of the ground. We figured whatever, we can do the rest it was going to be easier then fighting with them.
Ok so the place we lived in was a serious problem place leaky roof, furnace/​fireplace quit working, bad plumbing. Through all these problems we delt with the company quite a bit. They do not get back to you when you report an issue, we found the best way to deal with it was report it on line, then call a few days later. Usually it felt like babysitting, a good company would have stayed on top of it. Obviously the problems were not their fault, but the way they dealt with them was.
Next big issue, upon move out they said they said they had the yard professionally cleaned up before any move in (obviously not ours!) And when we moved out we got to pay for the professional yard service. This was after many many Saturday’s spent cleaning up the place.
I have never not gotten my full deposit back, when I move from a place. I have always left it in better shape then when I moved in. This was no exception, the changes were drastic, we had pictures to prove the condition of the yard. They kept 600 of our deposit. And when we argued Nash told us to take him to court.
Apparently this company has a no honesty policy. Do not rent through them.
We are a military family, we bought a house and will be renting it in the future. There is no way we would use them. I work at a plumbing supply company, we supply to plumbers. The company they use to fix the plumbing is a joke. (An inside company) Instead of replacing a standard moen cartridge they replace the whole thing. Moen cartridges are free, they should always have them on the truck. I could go on, about other issues with them but mostly I’m just saying they are not just ripping off the renters, but the homeowners as well.

We had a great experience with NRB Property Management. We almost rented a property from their company. I say almost because we applied, went through the screening, everything went smooth they are courteous, professional and military friendly. The property was in pristine condition, a very nice house, however the area where the house was located was too far from where we would’ve wanted to be and we decided to pass on it. We called them to let them know that we changed our mind and they were understanding and told us that if we find another property that would suit our needs they would be more than happy to assist us. Now that’s what I call excellent customer service!

This would be a 4.5 stars but since everything worked out well in the end, I am rounding it up due to Randy’s impeccable work ethics and positive energy.
I let NRB property management manage my condo and it was slow in getting it rented out at first (hence –0.5 star) partly due to my requested price but I also feel they could have done a better market analysis. Once the price is adjusted, everything flowed as smoothly as it can get. I really like the fact that every employees in the company had a great attitude on the phone when I called, had the answers I was looking for. Randy went above and beyond to make sure I don’t have to sign any damage waiver from the building HOA, and he took care some of my leftover belongings when I was not around to pick them up when the tenant moved in.
I can’t speak for the experience of the tenant and how they manage my property with the tenant in yet. I may need to write another review as time goes by, but so far I am a happy client.
