If I could give negative stars, I would. This team of «property managers» (and I use that term loosely) can only be contacted through text and email. You have a roof leak? It takes forever to fix it, and when they do, they send in a so-​called handyman who does a horrible job. I left my town home in Aliso Viejo in better condition than when I moved in. They had the nerve to charge me for light bulbs (which never worked) and a poorly installed door lock (which I noted specifically when I moved in). Well, the bottom line is DON’T rent through this company. I will be buying a place next year, and you can bet I won’t use their real estate department. Tenant rights? They don’t care or even know what that means!

Update your website to let us know what’s no longer available. I called the company and some guy named Steve multiple times, only to get a curt response of, «That placed has already been rented.» Gee, thanks for wasting my time. AWFUL CUSTOMER SERVICE.

This management company is so awful. The manager by the name of Amy Fluent is the worst. she is unprofessional and when asked to respond to emails she never does. When we first moved into the apartment there was water damage on the floor and they said they were going to fix it and they never did during the time we lived there. Also, during our time of living their they gave us to go ahead to paint some of the walls in the apartment and said we wouldn’t be charged for it (and the walls were a disgusting color before anyways) and upon our move out charged us $ 400 for repainting. When called and emailed to inquire about this situation Amy failed to email us back or return any of our phone calls! This management company without a doubt has been the worst company we have ever dealt with.

Rented a townhouse that they manage. There was a water leak and instead of them showing up for the contractors (over 8 appointments) they make the leasee do it taking time of of their own schedule for an issue that the leasee did not cause.
Watch out for the end walk through. Place was thoroughly cleaned by a professional with proof and to my surprise they charge another $ 140 for cleaning against the deposit.
A late fee was assessed on the final bill from 7 months prior that I had no knowledge of. The late fee was $ 147. Seems a little steep especially after check was lost in the mail and it was well communicated with them. Shows the poor communication.
In my opinion unprofessional company that increases the liability to the owner. I would recommend not renting if they are the management company or use them if looking for

contractors they hire are some of the most unprofessional people ever. They show up without calling and the work is subpar. I will never rent a property managed by this place again. The worst communication EVER.

Bureau of Real Estate filed multiple complaints against the company and Gary Sully the owner on 6÷20÷14. They are accused of Secret Profits/​Fraud and dishonest dealings. Stay away!!!

My husband and I moved to Irvine over 4 years ago and it was our first experience of using a Property Management for renting. The gal who found us our place was amazing. She really listened to what our needs and wants were and found us a place within the weekend we were looking.
During our four years there, we had one or two issues, and both times, Irvine Property Management dealt with it right away. No problems or hassles. Also, I made some improvements to the lighting throughout the house (new plastic covers that had to be cut to fit… it took a few hours and around $ 60 bucks) and then asked if the owner would reimbursement. I wasn’t expecting it because I’d chosen to do it myself, but they did reimburse me for the supplies!
We just bought a house and said goodbye to our Irvine home as well as Irvine Property Management who managed it. Alexis Hall was the gal that was overseeing our property and she was great to work with. Especially when leaving the place, she walked us through all the steps of returning items and cleaning the house. I expect to get back most of our deposit, and, because we vacated 3 days early (and they wanted the time to put in new carpet, etc.) I’ll be getting rent reimbursed for those 3 days. All-​in-​all, it was a pleasure working with IPM.

This team of professionals is awesome — from receptionist to the owner Gary Sully. They help you find exactly what you need if you need to rent, manage, buy or sell. I have worked with them for 4 years now and they have the highest integrity of anyone else out there!

We have been renting a place through IPM for the last year and they have been great with any problem that came up it was quickly fixed. Now that our lease is up and with our growing family we really need more space. When we told IPM they referred BRIDGET SALAMPESSY to work with us to find a bigger place. She has been absolutely INCREDIBLE. She listened to all our wants/​needs. Took us to look at what felt like a ton of houses even ones that weren’t listed with IPM. She was very patient with us and made us feel very comfortable. She completely worked around our busy schedules and made the processes a lot less stressful. She was always available and even came to us when it was time to sign the paper work which was extremely helpful since we have a newborn baby. It was really GREAT working with her and we definitely plan on using her in the future when it is time for us to buy a house. I highly recommend working with her.

These guys are fantastic. We recommended this company and it’s representative Bridget Doonan! She has to be the hardest working person in her field. She’s answers texts at all times of the day or night. And has accepted business calls as late as midnight. If you’re looking for a company that is extremely professional and still has that personal touch this is it. Hardworking, flexible and personal. Great team!

Beware!!! They will try to rob you when you are leaving. When moving in they will be so nice and tell you oh don’t worry it’s a older apt that why the screen is missing or don’t worry we did a check in the whole house everything is fine. When its time to leave they will charge you for things that weren’t even in the apt when you moved in. Just one example: THEM: the oven is missing a tray. ME: There was never a tray in it. THEM: Well it should of had a tray. We walk threw the whole place before handing you the keys to make sure everything is in it. ME: You told me its a old house not to worry about little things And if you guys walk the whole House how come you didn’t catch that the bedroom door was broken but you somehow knew there was a tray? Them: well after you told us we fixed the door didn’t we? They are a bunch of thieves so be very careful. They will do all they can to take money from you.

My family and I leased a home from IPM inc and had a wonderful experience from start to finish! Our property manager, Alexis, handled all our maintenance issues quickly and professionally. We had a fantastic experience with IPM inc and would highly recommend them to anyone looking to lease a home.

I have leased a property through IPM, Inc. & my property manager Alexis Hall is a pleasure work with. She was there from the start to listen to my needs and find me a place that was perfect for me. Once in the home she made me feel like her only client. I highly recommend using Alexis Hall and Irvine Property Management, Inc. when looking for a company with excellent customer service.

The current owners of Irvine Property Management defrauded me out of over $ 3,500.00. They took my previous tenant’s deposit claiming to clean and do repairs that were never done. They proceeded to take money from my monthly rent claiming to do work they never did, and used their own repair people who charged ridiculous amounts of money for work they never did. My new tenants reported missing screens, burnt microwave, filthy house, broken gate, and much more. My house was spotless, and beautiful before the new owners of IPM took over managing my property. The previous owners of IPM did an awesome job of managing, but then they sold IPM to these crooks, and it is now a crooked operation. They never refunded me the money they stole from me for work they never did, which I will have had to pay for when the current tenants moved in. They are unethical. And they are run by two me and their wives. BEWARE. My tenants that moved into my home said IPM told them they would do all these repairs and clean the home which IPM NEVER DID. They should lose their RE and business license.
Report them to the BBB if you have problems with them, so that others don’t become victims of this unscrupulous company.

they only care about the landlords and treat the tenets like crap. staff is always changing/​fired.
employees will boldly lie to you to misdirect all there mistakes. check all over the internet and you will find alot of complaints. i suggest you stay away from them and take your business elsewhere.

I wish there was a way to give zero stars. This is about the worst company I have ever dealt with in my entire life. Completely unprofessional. Whatever you do, pick a different management company. Here are some of my headaches with Irvine Property Management (IPM). Although the lease was for 2 people, 16 people were living there. IPM had no clue. My tenants were leaving out their trash. Did IPM take care of it? No, the HOA had to call me about it. When I would send IPM an email would they respond? No they said they lost it or never received it. (Is that really possible these days? I email all the time for personal and professional purposes and people don’t just lose or not receive email). Does IPM have a discount or cheap handyman to fix things? Definitely not. They wanted to charge me $ 6000 to prepare the condo for the next tenants when I could do the fixes myself for much less. When my tenant had to be evicted for not paying rent, did IPM take care of it in a timely manner? No I lost out on multiple months of rent. Did IPM still expect their cut even though I was not receiving rent. They most definitely did. The only time I heard from IPM was when they wanted more money from me regarding fixing up the place. If I asked any questions, they would go unanswered. One of my favorite things was IPM and I were trading emails for a week near the end of our contract and I asked them multiple times about visiting the condo over the weekend since I no longer live near my property to visit it and if there would be a problem with it. They never answered that specific question as they often do through email if they answer at all. So I show up with my wife and crew of people to do some handyman/​cleaning fixes and see the locks have changed. I called 3 «emergency» lines to get the combo to the lock box of the property. How long did it take to get a response on an emergency line? 3 hours. What a waste of a day. No one should ever do business with Irvine Property Management.
