Carmen Villarma, President & CEO, founded The Management Group, Inc. in 1985. TMG has grown into a full service real estate company with over 100 associates managing 14,000 residential units in Washington and Oregon. Carmen is actively involved in all aspects of the Company’s operations. She was awarded the Certified Property Manager (CPM) designation in 1998 and The Management Group, Inc. earned the Accredited Management Organization credential (AMO). Only 15% of management firms across the nation achieve the standards and ethics to earn this accreditation from the Institute of Real Estate Management (IREM). TMG is an active member of the MMHA, Metro Multifamily Housing Association and Carmen has participated numerous times on their Apartment Report expert panel. In 2008, Villarma was honored as the Woman Executive of the Year by the Portland Business Journal and selected as one of the most powerful women in Clark County by The Columbian.

Great company! They are honest, friendly and informative. I am now in the process of renting another (2nd) house from them because they took such good care of me from application to repairs at my current rental property. I would (and have) recommend them to anyone that is going to rent in the Vancouver/​Portland area.

DO NOT SIGN A LEASE WITH TMG.
First, a little about myself. My wife and I are both graduates from a top school in Southern CA, and we both have great jobs working downtown. We are not drug addicts, criminals, or miscreants of any kind. We both regularly participate in charity work… I even sit on a charity board. I have also held an active real estate license while working in the residential leasing industry before. So, there’s some context on who we are.
TMG is a morally bankrupt company, and doing business with them has been one of the most significant mistakes of my life.
When we moved in, there was still significant damage to the property from the previous tenants. The sinks and baths wouldn’t drain, the garage door wouldn’t close, there were chips in the tubs and sinks, none of the blinds would open/​close, and the windows were stuck in whatever position they happened to be in. We opened ticket after ticket until finally TMG called and said future fixes (of existing problems they were responsible for) would be on our dollar. We looked into remedies to this, but Oregon has terrible laws protecting the rights of renters and we figured that they knew about these issues and if we called them out then we’d be fine moving out.
This was NOT the case. This company charged us over $ 1,600 to replace windows, fix the garage door, etc. All of this was reported before, but TMG is the type of company that will charge you and make you take them to court if you want your money.
After having lived at a TMG property for 12 months, they issued us a «No stated cause termination of tenancy» letting us know we had 60 days to vacate the property. We had never been late on rent, never had any types of complaints, and despite begging them to explain at the very least WHY we were being asked to leave they never provided a reason. I suspect it’s because they wanted to finish the repairs they started before we moved in on our dime.
If you are considering renting a property managed by TMG, I would recommend checking your local homeless shelter first. The staff will be more friendly, and you will be treated with more respect and dignity.
TO ALL HOMEOWNERS: The companies you contract with to handle your leasing are a reflection of yourself. Strongly consider what type of reputation you want to have before getting involved with these criminals.

We were beginning to despair of finding a in our new hometown, but the great ladies at TMG helped us. In a couple of hours managed to accomplish a viewing, pre-​approval, and a lease. This gives us room to breathe and move on to the 100 other things we need to do.

I can’t recommend TMG more highly.
First, understand that they are a bureaucratic organization that runs numerous properties; so they follow the same rules for everyone. However I have to mention that they are also human, and quite capable of, and willing to, help you work through that system.
What you will find in some of the other comments is what happens when people simply can’t comprehend that there are rules and that they must be followed. For example «charge excessively when they move out» yes and no. Their cleaning fees are clearly stated in the contract you sign to enter the property. Similarly, how your neighbors behave has much less to do with The Management Group and much more to do with the neighborhood you’ve chosen to live in: I have no such problems. Be smart people.
Similarly if you need an accommodation for some reason, you need to request it. Clearly their homes are not ‘white glove’ tested before you move in; but all of the issues with the houses are clearly indicated before you move in. However, every home has numerous problems, if you fail to write down issues with the house in addition to what they mention, and you’ve signed a contract saying everything was great excepting what they mention, then it is your fault when you leave and things are broken. Be smart people.
How are they human? Let me explain: My 3 month old daughter was sweltering in 100 degree heat and they sent someone out immediately to repair the AC. Usually in WA such repairs are a ‘nice to have’ and they prioritize them along with other requests; but TMG in general, and Kathy Stolp in particular, recognized that it was an emergency and bypassed typical procedure.
In another example: I was late with my second month’s rent. For some arcane reason I am paid on the 10th instead of 1st of the month. My first pay check at my new job came in, then, 10 days too late for me to pay the rent on time. While they typically start notification procedures after eight days, I explained my situation and they were accommodating.
The examples of good natured, kind, and thoughtful concern for myself and my family go on and on. Really I’ve never had a land lord that was so concerned about my and my families well being.
I can’t thank Kathy and TMG enough for their consistent processes tempered by human understanding.

You’d think they would appreciate long-​term renters, but they don’t. We have been renting for just over 5 years. They do the legal required minimum but aren’t good about encouraging home owners to do what’s right — and yes there is a difference! Feel like they don’t appreciate our business. Some of the staff I have encountered are just plain rude.

Warning! If you are thinking about renting from them DON’T! I lived in a property of their’s as a tenant for four years and when I moved out they sent me a bill for $ 1,500 dollars in addition to taking my entire deposit. I have been a renter for over 18 years and have never not gotten at least a partial refund on my security deposit. After sending them a rebuttal letter they agreed to cut the bill in half to $ 750. This is ridiculous and I wholeheartedly believe that they are scammers. Do not rent from them. Horrible business practices. I would recommend taking pictures of the place before you move out and when you move in if you do decide to rent from them. Also, keep careful documentation about your contact with them about repairs that need to be made. I asked them to fix the faucet and they failed to contact me about the repair and stuck me with the bill at the end.

We had to go through TMG because of our lack of time in finding a place. I wish we had waited. These people are great at doing their customers a great disservice. We knew the day we moved in we would be leaving but had that nailed in hard when they raised the rent after a year to almost 200 more per month. Not to mention, they came into our «home» twice in about 6 months time. It was impossible to make this a home because they simply ensure that’s not allowed. Justin, at the front desk thinks he is entitled to something and is extremely rude. Amanda Q was our intake person and she was rude from the gate, rushed us through the lease, didn’t explain any of the changes and acted as though we wasted their time. We were told by a certain less than awesome under trained front staff person that when we paid our 4800, yep that was out of the gate, that we were good until rent again the following month, October 1. i get a phone call 8 days later saying rent is due and we are being charged $ 100 late fee but that would be waived if I brought in the full 1545 rent that day! Are we serious right now? I just dropped 4800 and that didn’t cover rent really?
.. .. . It gets better when we move out! Long story short nobody tries to return anyone’s calls, we had to come out of pocket a whole lot more money because of that and then on our deposit refund check has a mysterious charge on it called outstanding amount for 1474. 00 and nobody’s calling me back to explain it. We left that place in better condition than received and they charge 1474 in unexplained charges? I’m shocked!!! WARNING: STAY FAR AWAY

Great when you move in but will charge excessively when you move out even though they inspect the place when your lease is about to end.
They let other tenants have dogs after we moved in but didn’t want to honor the ad that showed they allowed cats until I could prove it to them.
They don’t do anything about noise complaints or excessive dog poop on the grass until they are embarrassed by it. We had to live with the stink, in the middle of summer.
The longest they would let us renew our lease was 9 months and the rent increased every renewal by at least 30.00 a month.
They sent us a check in the 2 week time fame as required by law for a very small portion of our deposit and then billed us for something after the fact! I had to ask twice for an explanation as to what the fee was for. I don’t even think that is legal!
We lived under their management for over 3 years. I’m so glad we now own a home and never have to deal them again. I would never recommend them

I highly recommend The Management Group!
TMG manages our rental home. We have had an excellent experience every step of the way. The process of signing up for services was quick and painless, and to our surprise, our property was rented the next day! The management fees are extremely reasonable and worth every penny, considering everything they do for us. We have such peace of mind knowing everything is being taken care of. They make owning a rental property easy!
Every single employee we have dealt with has been professional, friendly, and has replied to us immediately.
We have also had a great experience with the maintenance department. Repairs have been made quickly and for less money than we could have done ourselves. Plus, it is all coordinated by TMG, which is such a time saver.

Renting is always hard on people and rental companies have had a bad wrap. I know I am even a bit cautious when dealing with them, bit I have to have a home and renting is my only option right now for me and my family.
I have been renting from TMG for the past 2.5 years and have had not one issue at all. They send maintenance to come out and fix things right away without question. And the maintenance guys are nice. I was leery, but they proved me wrong. Very considerate and did their job well.
The agency never bothered us. We paid rent on time and they had no reason to bother us. They are always nice when we call in and have questions.
I am honestly impressed with how they manage the properties.
The only thing I wish would change is the laws for notification on needing to move out or lease not being renewed. 20⁄30 days is not enough time for a family to find a home often times. And it is super stressful.

RUN FAR AWAY, they take your money don’t do anything and lie, We had TMG rent our home in Vancouver, many hidden fee they are not up front about, lied to our tenants and we paid them money to fix things in our house and they never did but charged us for it, this is vary bad, deceitful company. In the winter when our house was vacant they showed the house blasted the heat left it on we had a $ 200 dollar bill and when I questioned them, they stated «its in the past lets just move on.» They just don’t care paying $ 200 for heat in a vacant house. If your a tenant don’t go with them, they charge many nonrefundable fees (none of which the we got)

RENTER BEWARE !! This company is so dishonest.
Several years ago we rented a condo from them and had a good experience. We were never late and got our entire deposit refunded upon moving out. So when our daughter was looking for a new place we encouraged her to look at TMG.
Having almost 2 years of rental history with them she was excited to rent from TMG. However our hopeful positive experience turned into a NIGHTMARE ending in our daughter in tears with the vice president in their conference room.
After finding a condo to rent & despite having the extensive rental history with TMG she still needed a co applicant. As her parents we decided to co apply with her.
Her best friend who was going to be a roomate applied as well. Because the friend has no rental history due to living with her parents until now she was viewed as a RISK and once we put the $ 1400 deposit down to hold the property we were informed that an additional $ 1800 would be needed in addition to pro-​rated rent. They stated it was a penalty because of no rental history. Nevermind this is the first time the young lady has moved out of her parents home!
When we heard these ridiculous fees we decided NOT sign the lease and requested that TMG requalify our daughter based on her income alone. According to the deposit forms the friend signed when our daughter did not qualify we would receive our deposit back.
Well in an honest world this is how it works. When we requested our deposit back THEY REFUSED and KEPT OUR $ 1400. AND RENTED the property immediately collecting ANOTHER deposit. All of this happened in only 24 hrs so it was not like they lost time!
Can you say WE ARE ALL ABOUT THE MONEY ?! I wonder if the property owner gets to keep that extra deposit money or does TMG ?
As we left the office with my daughter in tears I told a lady that renting with TMG is a NIGHTMARE !
You can bet we will be telling everyone about this negative experience.
Parents…if your child, especially a responsible hard working college graduate, wants to rent Steer them AWAY FROM TMG. !!

One star is to much. I moved into house and the last renters had a repair request that one of the toilets did not work. I move in not knowing of this issue I find the toilet not working I fixxed it with a temp repair. Tmg repair guys come out said nothing wrong. I get a bill for 64.99 from tmg for a fictional problem. Yet I still have a problem with the toilet and the well not give on the repair cost. Then a week of living in this house my water is shut off for 4 months of late payments on the water from the previous renters. I call tmg and ask them to take care of the issue they return said it is not there problem so I had to pay 600 is to get the water back on. Home owners do not use tmg. Renter find a different agency like northwest management group. Tmg are greedy people the are in business to empty my wallet.

If i could give MINUS stars, i’d do it. TMG is predatory and extremely unscrupulous, both towards the homeowners and the renters.
They did a bait and switch on the flyer i brought in, charging $ 80 over what was on the flyer. we moved from abroad and needed a place to go, so we swallowed it.
then we found a lake in the crawl space, a pre-​existing problem for over 3 years. instead of fixing it or telling landlord, all they were concerned was getting renters in to pay. it took Jorge Ferro the manager FOUR days to respond to me.
we found the home full of urine stench in addition to the water in crawl space. the old tenant was told the carpet would be replaced after they move. it wasn’t. i had to rent my own steam cleaner to clean it, but it was so far gone that the urine smell remained for 5 months.
Amanda Q was the assistant manger. she must have been late to her manicurist when we signed the contract. rushed us through it, had an attitude when i asked questions, then told us penalty to break lease was $ 1800, but it was written $ 2800.
we moved in on june 3rd but they told the homeowner the 15th. WHO was pocketing the extra undeclared rent?
they are ONLY CONCERNED ABOUT MAKING MONEY!!! they charged the homeowner $ 100 for a repair that should have costed $ 20. They fudged on the repair work reciepts, overcharging the homeowner $ 2000+ for work not actually done.
The people working there must be without morals nor ethics. We were renters and we were preyed upon. the homeowner’s property was not adequately protected and looked after. I cannot say enough BAD things about this company. it is beyond me how they continue to stay in business.
If anyone wants to start a class action suit against TMG. sign me up. They need to be taught that it is NOT OK to conduct business like mafia.

we are renters. when we went looking they were very helpful. Since we have been in the rental home we have not been able to reach anyone, phone extensions are attached to the wrong people and no one is able to help with simple questions. So unprofessional and so frustrating to have to deal with the, at all.
This is the biggest farce. Don’t believe the adds and get sucked in. You will live to regret it.

How can anyone get away with treating people the way that TMG does. They are rude beyond compare. I was told to my face that «after all your only a renter» WHAT!!! We were transferred here to Washington from LA where we own our on home and are unsure where to settle so decided to rent for a year. Our rent is extremely expensive. We are paying fee’s on every little thing. Getting in touch with a «real» person is next to impossible. Moving again is not something we look forward to doing but I can guarantee that after our lease is up were OUT. I refuse to support a business that put’s money and greed before the well being of ALL of its clients. Owners and renters.

These people should be sued and put out of business. They are «managers» for HOA’s in addition to what I see are property managers. Their 1-​star rating is all but shocking and to the person who gave 5 stars… lol, who do you know who works there?!
In general I have issues with the HOA industry as they serve to collect money for little to no services in return and further gentrify urban areas. So yes I could make the claim they are racist, classist and overall d-​bags… I’ll save that sociological proof for future book/​paper. If there are any services they provide they are completely disproportionate to what services are provided. Not to mention they are given the authority on par to that of the government in that they can place leans on your home even if claims they have are total BS. HOA’s and this one in particular are evil. They prey on residents and actively seek to assess home owners with fees above and beyond the monthly assessment as this is their main source of revenue. Driving around seeing who has a garbage can left out for a day or some stupid crap that has nothing to do with preserving my homes value which they claim is their reason for existence is crap. F-​them. There is nothing these people can do that will preserve the value of my home when the market crashes nor when the market is booming… preserving home values is an utter crock of poo. Now, for TMG lets say they charge you with something as asinine as leaving a garbage can next to your house or out by your driveway for 24 hours or slightly longer they give you 10 days to respond from the date THEY date the document they send. WTF?! What company outside of an HOA is allow to demand such? Not my mortgage company, not my credit card companies, not the IRS and not any state taxing authority. Now paying for your fee! Good luck, there is interest and fees that you can almost never get caught up on b/​c you pay «late» (i.e. not within 14 days) and get sucked into a vortex in which is near impossible to get out of without legal representation.
Boycott this company and furthermore all HOA’s. Those that work here, you should be ashamed you support this company, the HOA industry that serves to gentrify the population and diminish the definition of ‘property owner’ as you inherently infringe on my rights as a land, home and property owner. I’m sure the founding fathers envisioned property rights being pissed on by non-​governmental for-​profit agencies that infringe on personal choice and freedom. Great job HOA’s piss all over personal freedoms!

House was filthy when we moved in. Food in the oven, broken oven door, back door would not close or lock (in direct violation of Washington’s landlord/​tenant act btw. Yeah, I know my rights assholes, so be forewarned before you even think about fucKing with my deposit when I move out!), upstairs bathroom leaking into the downstairs, gas fireplace dirty with wood ash from the previous tenant, dirty fridge, etc… When my fiancé called and bitched about it all she got was «ohhhhh… we didn’t think you would mind! «nothing else done about it. Over a month later We’re still waiting on those back doors to get fixed, as well as the gas fireplace. So much for getting what you pay for.
Almost impossible to get our agent, Lindsay, to take our calls personally. She likes to hand them off to underlings so they can take our abuse instead. Asshole. Paula likes to tell you that the reason they can’t deal with you in a reasonable amount of time is because they are a BIG company! Is that supposed to make me feel better about these dick heads not doing their jobs? Self important, clueless jack ass.
Homeowners should be very wary of using these guys. They don’t seem to give a rat’s ass that the house I am in was sustaining fairly major water damage, and he wasn’t even aware of it until we contacted him directly. Fuck you TMG.

As my other review says on the company, this place will take your deposit as if it not really yours. Strict on one area… Let’s you move into a dirty trashed house and then when you take care of it and get it ready to move out, they say the house needed some work. Absolutely ridiculous. These people have a monopoly and that’s why they treat you this way.
