The Park at Mill Plain

I was meaning to write a review for a while. We moved to Vancouver from Salt Lake City last September and so far are very please with everything. He ladies in the office and the staff are very friendly and helpful. We had a few minor maintenance issues when we just moved in and everything was fixed in just two days. Yes, they usually do not make appointments for that but if you have preferences on time or day they will try to accommodate.
The location is perfect — you can literally walk to the grocery store. Fred Mayer is 5 minutes drive away and Costco is about 15 minutes. There are a lot of places to dine around, an off leash park and a very nice movie theater with IMAX. You are also 25 minutes drive away from downtown Portland and 15 minutes away from the airport.
There are two swimming pools in the Park, a tennis court and a small gym.
Long story short, so far we really enjoy living here and I would definitely recommend this place if you are looking to rent in Vancouver.

So loud. The structural issues within the floors of the apartments is unreal. You will hear every single footstep. Hope sleep isn’t important… I could handle yearly rent increases, or constant outside building maintenance, but the internal floor sounds were the breaking point.
Good part: they mow.

Lived here for 2 years. In the time I lived here the entire first year felt like a construction zone. Trash blew about between garbage cans like a city street. My neighbor below me smoked cigarettes in the stairway of the building. People did and do not clean up after their pets. The maintenance crew did as little as possible. This spot was arguably the worst living experience I’ve had. Not because we disliked the area or our apartment but because the lack of care and presentation of the grounds was very sub-​par. The pool area often times has trash cans over flowing. The dumpster areas look like the back of a department store. My carport light remained out for 7 months! I asked about it 4 times before giving up. The day we moved out, carport light was fixed… Anytime someone stomps up the staircase it vibrates the walls. The overall attitude of the management team is also sub-​par. You never know if you’re going to get someone in a good mood or someone moody. They have a way of making you feel as if they are doing you a favor. For what we paid here it certainly did not equate in to the quality of living here. Nice on the surface at first glance but once you’re in, you might as well have opted for an apartment anywhere else. We couldn’t be happier with our move. Our new grounds are kept up, the neighbors don’t slam doors, smoke in stairways and the trash area is clean. Oh, let’s also talk about adequate parking. This does not exist at The Park. This complex reminds me of somewhere I would’ve lived when I was 18 – 22 and you’re treated in the same regard. Do yourself a favor and don’t trap yourself in a lease here. I wanted to like it and for a minute it looked as if they were cleaning up the place. In all honesty, it was clean twice in two years. The second star is for effort. Other than that, you couldn’t pay me to live back here.

I am not one to write angry reviews, but we have lived here for 7 months and in this time we have had to have maintenance out to our place 4 times because our air conditioning goes out. One time they told us they would be replacing it and when they didn’t show up to do that I called and it took another two days for anyone to come out and he had no idea that it was supposed to be replaced and he turned it on and said «it works». It worked for a day then went down again and we had to have them come back out. They have missed appointment multiple times without calling. I am now sitting here in a warm apartment again after it has broke for the 5^th time and wondering how long it will take to get someone out here to pretend to fix it… again.
I have also called them about our dishwasher twice. There is standing water that doesn’t fully drain and it stinks. The first time they told us to wash it out with bleach. I finally stopped using it and was washing everything by hand because it was gross just to open the dishwasher. When they finally came out to look at it all they did was leave a bottle of cleaner. Didn’t bother to try to do anything about the standing water. So I am still washing my dishes by hand.
The only upside we were looking forward to being here over the summer was having the pool but much of the summer both pools were closed due to maintenance issues. And many times when it wasn’t closed it probably should have been because the pool or hot tub was disgusting.
Our refrigerator was leaking all over and it took maintenance 3 days to come and look at it. The clothes washer broke and my husband bought the part and replaced it so we didn’t have to wait for maintenance to come.
Parking is horrendous (but I understand that most apartment are that way…). There are certain things you expect to have to deal with in apartment living, but inept maintenance should not be something we blindly accept.
I have been extremely disappointed and I am looking forward to moving out in December, but we will be breaking our lease so we will owe a months extra rent.

Low quality throughout, completely inept maintenance, and management that seems to be fully restrained by the corporate office — though they don’t appear to care anyway.
Plan on significant rent increases at the end of each term as well.
I’ve lived here five years or so. (I HATE moving and spend a lot of time traveling.) During that time I’ve seen countless neighbors come and go. My only real question is whether they have higher turnover in office staff or tenants.

Lived there for a little over two years. The area is nice, quiet, and overall peaceful. Maintenance was kept up and whenever we had a maintenance issue, it was always responded to promptly. The management there were fantastic. They care about keeping things running smoothly and I always had good experiences with them, even when we were having technical difficulties with either the apartment or paperwork regarding it. They were all very respectful and do what they can to work with tenants.
The pools were kept clean and there was usually always free space in the gym. There is a really good gym and I could almost always be able to use the equipment there. It is not used by tenants much, it seems, at last not by MANY tenants. Which is a pity because it really is a great space with good equipment. Still, good news for everyone who does use it because it’s not crowded. There are also nice courts to play on.
For those who use it, it is right next to a bus stop, which makes using the bus route really easy. It is also in literal walking distance from the grocery store, some alright places to eat and a 7 eleven. Every now and again I’d just walk to the outlet mall so as to enjoy some air.
The part that I liked about living there the most would be the trees and the quite. I have a hard time sleeping if there is a lot of noise, so the fact that you could not really hear noise from other tenants was nice. The views are also great and relaxing. Due to the way that the rooms are positioned, there is usually always just a really great view out onto the trees. It does not feel claustrophobic to sit with the windows open as most rooms just look out into the trees.
The area is safe as well. Not much in the way of crime, and when there was an issue, police responded quickly. We had a parking accident once due to the tight parking spaces. Another tenant had broke my side-​view mirror, and the police had responded to the auto-​accident rather swiftly. Probably because of the fact that the police station is just down a few blocks from the complex.
Which leads into the only complaint I have with the complex, (seriously, ONLY, which is saying a lot for an apartment complex. This really was a great place to live) which was the parking. Parking spaces are mostly compact, small and hard to get into. Parking was always hard to find at night, and some of that is due to the fact that a few people tend to double park because of how tight the compact spaces are. They are honestly just not wide enough for people to park cars safely and be able to get in and out of their cars easily. It can be DONE. It is just difficult. Thankfully not ALL the parking there is compact, and there are spaces there for trucks, but most of the parking IS compact (and those ‘compact’ spaces are just too small) which makes parking difficult late in the evening and at night, when most people are home.
All in all, I really liked living there. It was peaceful, clean, well managed and at a great location. I will miss it and definitely recommend the complex as a good place to live.

We recently needed to move into the Vancouver area for my bf’s new job. Upon looking for apartments we came across The Park, which we initially loved after viewing their model apartment and being verbally told by the staff their of how amazing their complex is. We decided on reserving an apartment for rent, when we arrived on move in day my bf wanted to do a walk through first (thinking this was silly at the time, what could possibly be wrong?). As we enter our apartment for the first time we were immediately taken back by the physical quality of the place, absolutely nothing like the model quality we’d seen prior. Carpets were thin/​cheap/​and very worn, paint was messy/​poorly applied, blinds in almost all rooms were cheap and literally broken/​bent, patio was in terrible shape-​missing pieces of wood/​paint splatter/​very dirty, and there were many dents in the walls/​siding. The biggest problem for me was the carpet was actually unravelling and coming up at the corners and with having a new born on the way, made me feel very unsafe.
Being incredibly surprised by this sudden outcome of what we were led to believe to be a very top knotch facility, we gently expressed our concerns with the apartment staff who became very combative and unprofessional.
For the 2bd/​1ba price of over 1100/​month we were not comfortable paying for the quality they were providing. We literally left, drove down the road to an amazing complex and found a MUCH nicer place for only $ 40/​month more. Our new place comes with stainless appliances, granite counters, quality carpets/​windows, a carport *included* in the rent price, and a gated safe community.
After feeling very misled and cheated by The Park complex and reading other recent reviews, I would HIGHLY recommend shopping around first before committing to what The Park is marketing. I guarantee you can find much better quality somewhere else, as we have. Good luck! :)

I’ve only lived here a month, so my review could change over time. But 34 days in, we are enjoying living at The Park at Mill Plain! All the more impressive, since we downsized from a townhouse and haven’t lived in an apartment since Clinton was President and the Gin Blossoms ruled the airwaves.
TPaMP is a sprawling complex in a park-​like setting, surrounded by thick stands of Douglas firs. Even though it’s located just a stone’s throw from busy Mill Plain Blvd., it’s surprisingly quiet and peaceful. The walkability of the neighborhood is a big plus: plenty of good breakfast, lunch and dinner places are within strolling distance, not to mention grocery stores and — if you come down with a bad case of tendonitis — Kaiser is right there. There are plenty of onsite amenities, as well, including two clubhouses with state-​of-​the-​art exercise equipment; pools; hot tubs; tennis court; basketball court; and a playground for children. The grounds are nicely manicured and the buildings, well maintained.
The apartments themselves are well appointed. Colored accent walls lend them a nice «homey» feel and separate them from the rest of the generic eggshell white pack. Trust me, we looked at plenty of places before this one, and none were remotely as appealing. Floor plans are nicely laid out; we opted for The Derby, a 2-​BR, 1-​BA unit on the top floor. It’s got 1003 square feet and includes a generously sized living room with a vaulted ceiling, separate dining room, gas fireplace with mantle, full-​size washer and dryer, and a deck with a large adjoining storage closet (plenty of room to fit two tall shelving units). The kitchen isn’t nearly as cramped as some of the other places we checked out, and the bathroom has lots of counter and storage space. All units have central A/​C, a big draw in the summer months — especially living in a top (3^rd-​floor) unit. Carports cost extra, and garages even more. But unreserved parking in the complex (or on the street) is plentiful. We haven’t had any problems.
Having said that, there are some drawbacks. This is inevitable living in a large complex, one that is approaching 20 years old. The floors creak, and the walls are thin. Many of the wooden decks are exposed to the elements and in poor shape, ours included; we’re told they are replacing them all this summer, so that shouldn’t be an issue for long. Our kitchen cabinets inexplicably won’t remain open, the pantry is small, the refrigerator tiny, and our microwave has seen better days. The dumpsters are a disaster area — nobody seems to have any desire to keep the area clean; within a day or two of garbage day the recycling bins are overflowing with trash, and garbage litters the ground. I really wish they’d crack down on that. BBQ grills, at least gas and charcoal, are not allowed… but that’s why George Foreman makes electric grills. Rent is a little on the high side, but you get what you pay for. After comparison shopping, we feel TPaMP is a pretty good value.
Staff is friendly for the most part. An online maintenance request was completed the same day as submitted. Verbal requests are more hit and miss; I recommend using your resident login to submit them online instead.
Overall, TMaMP isn’t perfect, but is turning out to be a pretty nice place to live for a couple of years while we save up for a house.

I moved here just a few months ago and I love it, the apartment is spacious, and centrally located to everything! Overall the amenities are great and I am happy to call this place home

Not impressed during the 2 years I lived here. We’ve had to move out of a unit within the complex due to noise complaints which were moderate at worse. Moving into the new unit which was supposedly an «upgrade» has old appliances which have broken down countless times. Clothes washer has broke, dishwasher has broke twice, the sink has had leaks in the pipes, broken water handles, and sink which is noticeably refurbished has been peeling since we moved in.
Have had water damage with leaks and mold throughout the apartment which was fixed. Workers who came in to «clean» the interior of the apartment used some sort of spray out of an arasol can which they called an «all in one» compound. Workers did not carry any type of materials to protect from overspray, which made me furious to say the least. I could go on…
Overall, the apartment staff I’ve worked with through these problems have been nice and responsive, but in some cases unprofessional.
I have seen other units which are better than ours as far as appliances go, which makes me feel like me and my roommate were victims of inconsistent updates.
