Arborpoint at Station Landing

Dear property manager. I am writing because a former tenant asked me to pick up his cable box from your office. I drove in from long island new York. I have to go back tomorrow so my time here is limited. I had to work all day and couldn’t get out there during the day. I called at 5:30 to ask the office what time they closed which is 6 pm. I had to run to the metro from downtown boston about 25 minutes away. I called again a few minutes before 6 to let the office know that i would be about a minute late and to please wait. I could see the building from the skyway. But guess what. The office won’t answer the phone. I got a voicemail even though it was not yet 6 pm. When i got there i saw a closed sign yet two employees were visible bsing. They refused to acknowledge me. Another person came to get a package but had to leave without it. Now i have to come back tomorrow taking another hour out of my packed schedule. It seems that arborpoint simply doesn’t care about its customers. You closed early and don’t seem to care how you inconvenience others. But those 2 employees i saw certainly seemed to have time to BS instead of answering the phone and help customers.

The place is good itself. The fire alarm goes off too often, especially in the early morning…

Living here has been one of the most positive rental experiences I have ever had, just following the worst (The Towers at Longfellow-don’t be fooled by the pretty twin towers). The staff at Arborpoint are friendly, knowledgeable, professional and always willing to help or provide advice. The maintenance team is responsive, and makes repairs quickly. One night, long after hours, Mark came by and operated the garage door by hand when it stopped working. The heating/​cooling bills are a far below what I was paying in Boston, and my cable package, which provides much more efficient service, costs the same as the Boston rate with all the movie channels thrown in. The area, already convenient for shopping and transportation, keeps getting better as Assembly Row completes it development. The flagship Boston Sports Club, with a pool, is ½ block away, and the lounges in 50 and 55 Station Landing are great for parties, including a pool table. I am a former multi-​family property management professional, and I have been nothing but impressed with the people who run Arborpoint.

I am currently living in station landing. I do not care and tolerance anything but mice. I do have a mice issue and every night I have to struggle and battle with mice. Every single time I need water for my own refrige I am terrified.

My husband and I have lived here for a little over a year and love it ! We needed pet friendly and this is a great place to live if you have a dog. I understand people have different experiences but I would recommend it here. Love the underground garage parking and with all the snow these past 2 winters it’s been nice not to deal with it at all! The office staff is always pleasant and the new computerized system for packages us awesome! Yes the fire alarms are loud and seem to come in bunches but with restaurants below us I’d rather be safe than sorry! The maintenance staff is top notch and are always nice and efficient come very quickly when you need them ! I would highly recommend it here and can’t beat the convenience. And when my Dad came to stay over he parked in T parking and at $ 10 a day was beyond reasonable for Boston!

Hello, Im not a big blogger but I again wanted to show my support for the community that I live in! I have lived at Station Landing for over 3 years and I really enjoy it. I work as a consultant so I get a lot of priority packages and letters almost on the daily and the office staff handles them for me wonderfully. Its def a busy office (with over 400 apartments, so busy is an understatement) and the office staff is always polite and super helpful. Maintenance is top notch as they are very experienced and efficient. Last October I referred a friend to move to Station Landing and they still live here! (they live at 75SL and love it)
Bottom line: Perfect location, awesome restaurants/​lounges/​stores, great apartment, knowledgable /​accommodating staff and side note… great parties hosted for us residents! :) :)
Unfortunately it appears that people only write about their negative experiences instead of their positive ones!

I could go on and on about how horrible it is to live there and how incompetent, unprofessional and rude management and the office girls are (here’s looking at you, Brian Trott, Cassandra, & Adrienne) Don’t do it, just DON’T!

Have lived here for a year and a half. The apartments are nice, well managed, and the front desk staff is friendly. My two bedroom apartment is split (living room in the middle, with rooms on either side), which makes is great for living with a roommate. The bathrooms and kitchen have modern fixtures, the dishwasher, stove range etc. all work really well. Amenities also include washer dryer in unit and a free gym and club room in the building.
The front desk staff has always been polite and nice. Maintenance is very quick, never had a work order stick around for more than a day. Recently, the building renovated the elevator and are replacing the garage door with a top-​of-​the-​line door; just signs that show that management is serious about keeping the apartments updated.
In the neighborhood, good options as far as food and other emergency grocery goes (Walgreens in the building). Takes me five minutes to walk to the T stop, most of which is under a skywalk, which is extremely appreciated in winter.

I have lived here for the past 8 months and originally signed a 2-​year lease because I heard of the crazy rent increases after the first year. Be careful when leasing from here.
Let’s be positive and start with the Pros:
1. Convenient — walk to Wellington Station on Orange Line
2. Free AND covered undeground parking (great when it snows)
3. Convenient shops (FedEx, Walgreens, BSC, and shops) right downstairs
4. Guest parking is ample but only 2 hrs
5. Quick maintenance
6. HUGE bathrooms
7. Seems like they fixed the problem of leasing agents. They’re all friendly and warm whenever I go to pick up a package or have a question.
Ok, now for the CONS:
1. IF YOU ARE A LIGHT SLEEPER STAY AWAY — there is a ton of noise pollution. Whenever it snows, there is a little plow truck that plows the sidewalks from midnight — 5am. I repeat MIDNIGHT TO 5AM. Imagine trying to sleep when all you hear is «crunch crucnh crucnh» as the plow grinds against the ground and pushes the snow and then «beep beep beep beep» as it backs up (yes, it’s one of those plows). Residents have complained to the manager but his only response was to put a letter in the elevator saying essentially, «Sorry, you live in an urban setting. This is the price you pay. Deal with it.»
2. Windows let in a lot of draft when it’s cold. You’d think they would have better windows for such a new building. I guess they skimped here. Electricity bills jump up to $ 60-​$ 80/​month in the winter from $ 30-​$ 40/​month in the summer.
3. Fire alarms. If you work from home, you don’t want to live here.
4. Comcast is only internet/​TV provider available in this apartment building so they have a monopoly on the business. You have no negotiating power to bring down the price.
5. Prices keep going up and up. Hopefully with the new Assembly Square apartments, there will be some competition and they’ll be forced to lower prices.

I lived at 50 Station Landing for (3) years and really loved the place. I have read some negative reviews but was totally satisfied with everything the complex had to offer. The staff was absolutely wonderful and would do anything they could do to assist me. When I needed ANYTHING done within the apartment it was taken care of within (24) hours. The location is great too! The only reason I left was to buy a condo just across the street as apartment prices in the entire Boston area are really getting high.

I see many people have reviewed this place with horror stories and that totally sucks but I think (hope) these are outliers.
I have lived here for only 1 year and have experienced much of the same issues but I also think overall this place has some rare features.
The Good:
–Direct covered walkway to the Orange Line takes you straight to Chinatown/​Tufts Medical etc. (only covered walkway in Mass?)
–Free underground (albeit tight) parking
–Very close to mail service, food, salon, banking, Walgreens (friendly)
–free (again small) gym
–fairly modern interior /​SS appliances and Granite kitchen counters
–In unit laundry
The Bad:
–Price — tricky pricing and large increases after your first year. Kinda feels gimmicky and tricky like a 6 month cable promo deal…
–heating and cooling systems are indeed quite weak. Ours didn’t work at all when we moved in but service came and got it fixed (still fairly weak) — at least service guy was nice
*dishwasher has been hit and miss. Occasionally spits out dishes dirtier than when they went in (how???)
–fire alarms… Maybe not all the time but way too often and sometimes at really odd hours of the night. Loud as f*ck!
–free gym is tiny and closes @ 11pm
–front desk package system is iffy and some of those people (specifically the ladies) have some serious Boston attitude. Lose my package and then get all rude about it — seems like a little empathy would go a long way… Also they don’t sign or ask for signatures — people simply claim packages and leave. Could be someone off the street — no accounting or tracking.
–guest parking does not exist. They will ticket or tow your guests.
Overall — a nice place that could benefit from some minor amenity upgrades and some real (read: major) process and management realignment.

I currently live here and I am considering breaking my lease. The leasing staff seems fairly nice, no issues besides when I was trying to get an apartment here and they gave away the one they promised me. The maintenance staff also seems nice. Its maily the people who live here. I am in 75 SL so I don’t know how different it is from the other buildings but the residents are very rude and disrespectful. Seems like its quite a few students living here of their parents money so they don’t care. Some nights there is constant yelling in the halls like I am living a frat house or the person above me stumbling around and yelling on the phone at 3am. Rent here starts around 2000/​month so not something I want to deal with. Quite a few people here are in the medical profession including myself. Explore all your options before coming here!!!

stay away! the ladies at the office here are so rude and abnoxious. they have no respect! the apartments here are way to overpriced, the washer keeps breaking down, the lights keep burning out, the noise from other apartments are horrible,. really one of the worst places to live. i have been living here for the pst 2 yrs and i csnt wait for yhe lease to end. beware!!!

I live in Station Landing now and am VERY disappointed with what I feel is a downward spiral here. When we first moved in in 2009 we felt like we had died and gone to heaven, a year and a half later, I’d say 80% of the original tenants are gone. The entire building has gone to seed, dirty filthy carpets, walls are dirty. Carpets in my apartment are cheap and need CONSTANT shampooing, everything is breaking, if my neighbor burps upstairs I can hear it. Someone is moving in and out constantly and the new tenants moving in are leaving OPEN TRASH containers in the hallways, this has become public housing that I’m paying over 3000/​month for. The office staff SUCKS, no other word for it. They never want to help, they’re lazy, and two faced, unfriendly and just really stupid. They seemed more concerned with their makeup and hair then they do about tenants needs/​wants. When my lease is up I’m definately moving, this is not a great place to live. It’s really expensive unkept Section 8 housing with a view.

This place is horrible! Although the only positives are: location and easy access to the train. I have lived here since this apartment building opened and I can’t wait to move out when my lease is up. Whenever I see people looking at the apartments I tell them yes they look nice but are expensive, maintenance is horrible and the people in the office are the worst people I have ever met nor rented from. Erica in the office has nothing but an attitude along with the other girls and Brian the manager of this place is even worse. I’m not a difficult person nor do I ever ask for much but, when I get packages that say «MUST BE REFRIGERATED» they just sit them in the office and when I walk to the office to get my package they said they «didn’t want to look for it «and that «we will deliver it later today or tomorrow». I now have packages sent to a friends house to make sure I actually get my packages and can ignore the rudeness in the office. Also, the maintenance is horrible… my light outside my apartment has been burnt out for months now not to mention the air filters have not been cleaned since I moved in over a year now. The dishwasher is awful and when I called about it and told them it wasn’t washing my dishes properly especially after I hand wash and have tried different dish washing soaps, they said it was fine. The washers and dryers are horrible, I have to hang dry all of my clothes and when I called to see if they could come look at that, they attempted to clean out the dryer filter in which was already cleaned out by my own doing, they said nothing was wrong with it. Although this is a «green» facility, my cable is expensive due to the fact we can only use comcast and the electric bill and water bill are just as much as if I would live in a regular apartment. So «green», I’m confused. The carpet is cheap, kitchen floor is cheap recycled linoleum which looks like wood and the fake counter tops that look like «granite» are laughable. I can not wait until the apartments and condos are done being built in the next few years by The Christmas Tree Shops. When that happens, this place is really going to go downhill. If anyone is going to spend the amount of money this place charges, rent from somewhere else. Apartments downtown Boston are cheaper than this apartment building.

I lived at Station Landing for a year. The apartments are large and full applianced. Clean common areas and they have full time service people if something breaks. Great location, tons of stores and restaurants. Parking is difficult at times and the rent charged is INSANE! Upon renewal my rent went up $ 550. HELLO! Lots of residences seem to be in the medical industry.

Grossly mismanaged… and not worth the money. «Luxury for rent» is certainly not going on here. The marketing people definitely had a sense of humor with this one…
Even after living here for 2 years, this place was a disaster from before I moved in.
First off… I had to go back TWICE to have the lease changed (they messed up the unit number and the rent amount — make sure you read it ALL VERY CAREFULLY!). So they fixed it and I finally agreed to sign it and after paying my first month’s rent I figured I’d be all set. SO WRONG! I received a «Notice to Vacate for non-​payment of rent» note under my door 2 weeks later after the office had closed on a Friday night! TGIF to me, right? After spending most of that night worrying about how a mistake like that could’ve possibly been made, I went to the office the next morning, sat down with B. Trott (don’t even get me started on him) and he tells me «ohhhh…your lease got entered into the system twice!» That’s it… no apologies… no nothing.
They also lost a package of mine in the office, so I ended up getting a CHRISTMAS GIFT (December) from my aunt ON ST. PATRICK’S DAY!!! (March) Rent basically doubled, so I left. They claimed it was «market rent». Ummmm… If I’m paying that kind of money, I should be looking out onto the Charles River or the Boston skyline… NOT the green glow of the Kappy’s sign and that traffic mess known as Wellington Circle!!!
Everything else stated by other reviewers is true… fire alarms going off all the time, people vandalizing the club room, mismatched carpets and shoddy maintenance work, and the exterior garage doors that didn’t work anymore after I had lived there for a month. «Concierge» service is a joke… just a college student playing security guard. Yeah, the $ 500 replacement fee if you lost your parking tag (not garage opener… just a tag placed on the rear view mirror to say you could park there) was absolutely absurd.
As for the leasing office staff… Julie was ok, but I wouldn’t trust Erica and make sure you catch Gabrielle on a good day. Forget about going to the manager, B. Trott…there’s no point. They use a very passive aggressive system as they like to do all of their communication via notes slid under doors after the office is closed — delivered by the «concierge» or postings in the elevators.
One last negative… if you have friends that want to come over, they either have to be gone in 2 hours or prepared to pay to park in the garage… there is absolutely NO visitor’s parking available and when you ask about where they can park… you’re directed to the parking garage for BSC and the T.
Just be VERY VERY careful and really make sure that you REALLY REALLY want to move here before you sign that lease. SO glad I moved out!

First off, I would NOT recommend living here. Allow me to explain why.
From start to finish, their leasing agents have been extremely dishonest and deceitful. They did a bait-​and-​switch on us not once, but twice. The first attempt, I let it by since I did like the apartment and I thought mistakes happen (they took my deposit and said they gave my apartment away). Then, they tried it a second time to get me into a more expensive apartment, at which point I was furious and told them to work it out since I had a legal application for an apartment (how is it possible for them to sign me up for 2 apts that have been given away already?).
In addition to the bait-​and-​switch, I had asked them early on about their lease termination policy, since in the event that I was going to buy a place or relocate for work outside of the lease cycle, this would impact me most. Their leasing agents lied to me about the policy, telling me THREE different policies (they initially told me there was only an advance notice, and NO penalty, which I suspect was to get me to put a deposit down on the apt). It was only until I read the lease that I saw what they had on black and white. Yet, even when looking at the lease, I questioned the agent (Erica) and she actually denied what was on the lease, saying to believe her words over the lease. Finally, I asked her to go confirm with the manager — she came back saying what the lease said was correct, but did not even apologize for arguing against the lease herself.
This was very close to my move-​in date, and she said their policy was not flexible. Basically we either accepted their «new» policy, or did not live there. Frankly, I decided I could not live at this place. With nowhere else to go (mind you, I had given my notice to my old apartment, hired movers, packed, etc.), I told my old apt that I had to stay, They were able to fit me in, but they gave my parking space away. I also had to cancel movers, and unpack… Days later, Erica calls me back saying they can change the lease to reflect what they had initially communicated to me about their lease cancellation policies. Given that she had originally told me that they would not be able to change it, we had already put plans in motion to secure ourselves a place to live. What were we to do, move our stuff into storage and crash at a friend’s place so this irresponsible, incompetent building management company could figure out what their policy was?
Ultimately, they refused to give back our deposit, even though they deceitfully got us to put the deposit down based on a ridiculous amount of false information and bait and switching. I’m sure there are others who have better experiences with this building, but the fact that this happened to the extent it has tells me this building, and their employees, are very poorly managed. Imagine what you would face if your apartment had an issue. Please, do yourself a favor — do not live at Arborpoint.

Nice, new (2006) apartments not far from Boston. Medford isn’t quite all that but the shops (Starbucks, Kinko’s/Fedex, Walgreen’s, Cold Stone, Evergreen Cleaners, T-​Mobile) and restaurants (Average Joe’s, Yoki, Regina Pizza, Qdoba) downstairs go a long way toward making life easier. Stop & Shop, Shaws, Best Buy, Target, Costco, Home Depot, Bed Bath & Beyond are a short drive away.
Advantages: underground parking, friendly staff, new building, good construction, decent neighbors, convenient location (Wellington T-​stop is an easy & safe 5 – 10 minute walk away), high ceilings, in-​apartment washer/​dryer, modern appliances, marble countertops, Zipcars nearby, clean grounds, several gyms nearby (Boston Sports Club is opening a big one across the street December 2007, Gold’s is jogging distance away), decent jogging areas directly accessible.
Disadvantages: price, traffic, traffic noise, delivery trucks parked & idling under your window, only 2 elevators for whole building, many neighbors have dogs, weak heating/​cooling system.
