American Property Management

I sent a complaint about my manager to the office and they forwarded it TO MY MANAGER saying she can best address my issues.
I have been a resident for over five years, they include working washer and dryer in the lease agreement. When the washer takes three months to be fixed and the dryer still isn’t fixed after five months and multiple residents have complained, then there is an issue with the manager. When I send the main office regarding the issues, don’t out me by sending it to the very person the compliant is about. Are you trying to make my life a living hell?
This company is too big for its britches. The sad part is they can fill any unit any time because of sheer numbers.
Now I’m on my managers radar for being someone that rocks the boat, and she already likes to make things a living hell for those that don’t fit perfectly within the guidelines of the lease agreement.
The thing is, if I have to stick to the agreement of what to do, then they should stick to the agreement of whats provided. They wont let me cover my south facing window because I work nights and the room gets to 100 degrees during an 80 degree day, then they should provide a working washer and dryer… And not out me when I step up for the multiple residents in the complex and complain about the manager…

Went to the office today to pay my bill, had to ride the bus for quite a while due to some traffic delays. When I finally arrived, I asked to use the bathroom, which I know is downstairs because saw it in the public hallway on my way in. The reception told me they don’t have public bathrooms and that I should use the public bathrooms at the bagel shop. Turns out the bagel shop doesn’t have public bathrooms either. Soooo, I bought a coffee and whatnot and used the restroom no big deal.
The reason for the one star is because I don’t understand why you trust me to live in your apartment for years at a time, but don’t trust me enough to let me use the office bathroom.
On a side note, this is a building with many offices, lots of people coming and going from all different parts of town. I can’t imagine that none of them ever had to use the restroom before.
APM may want to consider revising their policy to better accommodate their customers and supposedly trusted tenants, and let us use the bathroom when we come in to pay you the hundreds of dollars we owe you each month.

I cant stress how awful these crooks are.
One star for cheap rent, but that’s IT. I’ve lived in 3 of their properties here in Portland and each one is worse than the other. Buildings in awful shape, outdated, paper-​think walls, shady business practice, terrible customer service. I will say my landlord is a nice guy.
My last place charged me over $ 600 in «damages» so don’t expect your deposit back.

I think APM is franchised out. They have a ton of managers for different areas of the city. I have heard some horror stories from friends, but I can tell you my little place down on 39^th and Powell has been pretty good. My managers are Peg and Larry McCool, and they have been real sweet and good managers. I haven’t had any problem with getting things fixed. I think your experience with APM largely depends on who your manager is so if you can maybe get some insight about them before taking an APM place. Here is a thumbs up for Peg and Larry.

It’s a bummer you can’t give a 0 star rating, these guys are slum lords. They jerk tenants around for petty things, and when something needs fixed — good luck with that. Lately there’s been a big campaign on pets and other minor things like plants in «common areas» to try to evict long term tenants so they can get some one else in to pay more for the same shitty, unmaintained apartment. It’s given the place a nice air of anxiety.

APM was suppose to have my office ready for move in on Saturday. Show up with movers and office furniture. The carpets were disgusting the bathroom sink was taken apart the blinds were filthy, the doorknobs had grime. 4 days later still waiting for the carpet to be cleaned, the excuse the maintenance went to the wrong building. What a joke of a company

I am so, so sorry I didn’t research this company previously. What is the worst part is a rented from them AGAIN! UGH! We were in Gabriel Terrace on 28^th and SE Gladstone for a year. The place was totally outdated when we moved in, but they had new carpet and we liked the location. The first clue was when I noticed water coming out from under the sink. The pipes had broken underneath and when I called the land lady she said to put a bucket under it and a guy would get out there next week. NEXT WEEK. My son looked under the sink and the pipes had come loose because they WEREN’T EVEN PIPE DOPED TOGETHER! The water tasted nasty out of the sink, so we always had to let it run for 2 or 3 minutes before we could drink it.
Then one day there was a huge bubble in the bathroom ceiling and it was bulging more by the second. When I called the land lady she said «Poke a hole in it and let it drain. Put a bucket under it. We will get someone out there» The next day a man did come out and when he cut the ceiling it fell in and was a bunch of mushy drywall with black mold!!! I called the land lady 3 times and left messages asking her if it was safe to be in the apt. When I finally did get ahold of her she acted like I was a pest and said «Well did the maintenance guy say it was safe to live in there?» I had my own testing done and yep, there was mold floating everywhere. Their fix was to tape the gaping black mold hole in my ceiling over with plastic, meanwhile mold was growing on the plastic. A week later, just before I could get the city in there to inspect the place, I came home and POOF it was drywalled. I have no idea if they treated it, removed it or what. I took pictures and the mold was on and in the wood. It was crazy!
When the lease was up I found another APM unit in Multnomah Village and thought it might be a better experience. WRONG. When I first looked at the place the land lady told me there was a leak in the water heater closet and it was full of mold, but it would be totally treated and clean when I moved in. I thought, «Well at least they were honest and it will be treated». The day I inspected the apt I walked in and all the windows were open, fans on and the smoke detector was going off because some oil on the burner was smoking. I signed the lease. One week after moving in OMG!!! The house smells like a flipping SWAMP! That on top of some weird odor from whoever lived there before. The land lady knew the place reeked and purposely mislead us by opening all the windows and hmmm, lets see, was there oil on the burner by accident? Or was it to cover the hellish smell. It’s now been 4 weeks and they still haven’t installed mini-​blinds — sheets are tacked up on all the windows — no drip pans for the stove and no light fixtures in the kitchen. I wake up every morning with my eyes swollen shut from what I believe is mold that probably was never treated. I have no legal recourse to break the lease. When I tried to check them out with BBB, it shows they aren’t part of BBB — no kidding!
The worst part is I just got a bill from Gabriel Terrace — which I left spotless — and they are charging me $ 250 for a stain on the linoleum that was disgusting nasty when I moved in. They also charged me $ 125 to replace mini blinds that I could have replaced for $ 40.
These guys are total slum lords and treat their tenants like poop!!! ARGHHHHHH!!!

One star cause you can’t score negative. I also am counting the days till I can move. Horrible landlord, horrible customer service, clueless company. My neighbors have black in their windows which landlord doesn’t care about. Any time I complain it is made to be that there is nothing they can do. No noise restrictions, one neighbor bumps rap the other plays electric guitar all day. Walls are paper thin, nothing is updated yet they just raised the rent on me. Would be nice to have updated windows for weather and train noise. They don’t give a shit. Don’t move into any of they complexes unless you are poor and have no standards. Stray cats poop EVERYWHERE then the landlord accuses me of not picking up my dog poop. Heaven forbid you are a responsible pet owner. Also, maintenance guys rude and talk to girls like dirty pigs. DONT MOVE HERE!

I am counting down the days until I can move-​out of this place. The one star I’ve given is for cheap rent (and because you can’t give negative stars.)
— My unit was filthy and had dead roaches when I moved-​in.
— The walls are paper thin… and everyone hears every little sound :) But really, I know every move old man drunk who lives below me makes.
— They let the shadiest characters move-​in.
— Mold everywhere!
— The crappiest, cheapest and most disgusting carpet possible.
— Smoking is permitted inside apartments.
— Appliances are old as ever, my fridge broke within my first month of living here.
All-​in-​all, is place is absolutely atrocious! Unless you absolutely cannot afford or find anything else– steer clear of these properties.

WARNING: DO NOT GET MIXED UP WITH THESE CROOKS.
I’m not going to go into every little injustice these people inflicted upon me over the two and a half years I rented from them. I would like to shed light on one of the way’s these crooks make «ALOT» of money off of their tenants unjustly.
Everything they put in these apartments is bottom of the line. Cheap blinds that bend and break easily, closet doors made of plasterboard that are constantly falling off their tracks, carpet with no stain resistance that will inevitably fail prematurely from simple wear and tear. (APM claims that their carpets are meant to last 10 years, LOL)
However, when these things break or lose their luster, APM charges a significantly higher dollar amount than they actually spend on the repair. The extra cash goes straight into their miserly pockets and the replacement is always junk that is sure to break again soon… The cycle continues as APM’s bank account grows.
CASE STUDY:
The blinds in my living room bent after me living there for about 6 months. I blamed it on my cat, even though he had never ruined blinds in any other apartment we had lived in previously. They wanted me to send them an extra $ 125 in my rent check for repairs, stating the bent blinds were devaluing their building.
I decided to drop by home depot and found nearly identical blinds for only $ 20, so I made the repair myself. After making the repair, I got several letters in the mail claiming I owed APM $ 125, the last letter being an eviction threat. Finally, I stopped by the main office and demanded the threats stop because I had fixed the problem, and they did. Just recently I moved out after residing in the apartment for 2 ½ years. On my final Statement of Security Deposit, I was charged $ 125 for the living room mini blinds because they were not APM.
I was also charged $ 75 for hooks left in the ceiling upon move out, two of which were already there when I moved in. I left the third thinking someone might enjoy hanging a plant from it as I had. Apparently, it cost $ 75 to unscrew hooks from the ceiling, which I bet never happens.
They also charged me $ 658.52 for stains on the carpet that would have not held up in even the most meticulous households because of it’s low quality. I also, incurred a $ 50 charge for marks on a wall that any good landlord would put a fresh coat over before new tenant arrival. Not to mention, the $ 125.00 they charged me for the tiny, crappy piece of linoleum by the front door that they claimed I stained.
Until dealing with APM, I have had perfect rental history and have never in the past felt wrongly or over charged for damages that I have caused.
APM claims I made $ 1238.76 in damages, $ 750.00 which they already have taken from my deposit. This is sheer robbery and they will not get another dime from me. Unfortunately, my perfect credit score and good tenant reputation may be scathed by these rats.
There is no way that these slimy slumlords have even one star in their dismal sky.

I was accepted to a two bedroom apartment in a lovely Laurelhurst area, we were quite excited until it became issues with our cats. We had told the manager that we have officially registered our cats as «therapy» cats, and he still denied us in a heartless way! He was really rude! He had assured me that «THE APM OFFICE WILL NEVER ACCEPT THAT!» and I was like what?!? You guys are completely disrespecting a loyal civilians legal rights! He even said“Just pay $ 300 dollars for one cat and leave your other cat with a friend” Uh… I’ve told him many times that our cats are part of our family. And I’m sure a lot of us who has their lovely, loving companions will surely understand me! APM is not at all «pet friendly» as they say. We are SO happy we are not any part of this disrespectful property management company. Btw, office sucks too. I can’t even get a hold of the supervisor who i must speak to… i guess. Horrible!

I have lived in 3 APM properties over the years and am surprised to read the negative reviews. From the managers, office staff, and maintenance guys my experience has been very good. Issues needing repair have always been handled quickly and the staff is very polite. My apartments have always been clean upon move in and ready when promised. I have always received my full deposits back, makes me wonder what these other people are doing, trashing the place? My neighbors that I have spoken with over the years have also been pleased with their apartments also, of course, there are some that are never happy. I feel that for the location, and the rental price, that APM properties are a good deal and would rent from them again.

How can I give a –10 in stars? How to start… yes, everything you’ve heard about getting anything fixed is very challenging.

What is more disturbing was the people making PORNO movies in the apartment adjacent to my daughters room (imagine banging, yelling, and the director yelling at the ‘actors’ for breaking a high-​end camera — at 4. a.m. then imagine having to explain that to the kids, bad drug abuse (hint — NOT pot) and prostitution that was going on, and the landlady, even despite presenting her with proof of what was happening, that neither she nor the building management would do a thing about it. 19 year olds with brand new BMWs and no apparent sources of income is never a good sign, but hey, maybe I’m just old. Rich parents, most likely.
Additionally, there was a dude dealing H in the courtyard in front of our unit. Nothing was done about this.
Additionally, the ‘laundry on site’ was always FILTHY.
Additionally, the ‘storage unit’ we were provided was accessible from the top, and at least two boxes of our possessions were stolen while we lived there, the extent of which I am only now discovering. Heirloom Christmas ornaments that are irreplaceable and would mean little to anyone else. NOTHING was done about this.
So, in closing, the Georgian Court apartment is a wretched cesspool. You really don’t want to live here. Avoid at all costs.

I would give a half star if I could !! This company is so SHADY. On their application, it asks questions that I filled out correctly and didn’t fall out of their guidelines. They said even though this doesn’t apply to you we are going it against you. Which is deliberately scrutinize. I have never seen a lack of professional. Keep in mind the agent that showed me the apartment asked me if I could have a doctor at my practice write him a script for oxy cotton. He told me he had been in a bad accident and has a metal rod in his neck. This was before they denied my application. I really hope he gets fired for his actions. This company is a joke and should highly consider closing or getting new employees. I hope my review drives you in another direction.

I lived in a two bedroom apt in the Laurel Park complex for 6 months in 2013. The apartment was immaculate when I moved in, the complex was quiet and safe, APM was very responsive in fixing several small problems, and i got my entire deposit back after cleaning the apartment myself.
Then, more than a month after I’d left, I was having trouble with NW Natural’s billing me for gas usage after I moved out. APM stepped up and took over the disputed bill.

I’ve pretty much only used APM while living here in Portland. I’ve gone with them because it’s easy to find an apartment quickly with them and because they have the most affordable apartments I ever seem to find. It comes with a price. I’ve only had one good property manager out of the whole lot. The apartment was okay except for the fact that they did not clean it prior to me moving in. There was a lollipop stuck in the carpet when I moved in. Gross! The landlord was pretty sweet and allowed me to break my leash after someone got shoot a block away from where I lived. I also wasn’t a fan of the constant drug deals that were going on in the parking lot across the street.
The one good landlord isn’t my reason for writing a review. Let me start by saying that the day I was to move into the apartment they called me and told me I couldn’t move in until 5pm because they decided to tear up the carpet and found fleas. Um, why did they decide to do this the morning of our move in date? We had already had the keys for a week and they had postponed our move in twice. We were left waiting outside in the parking lot all day. They promised we could move in at 10am. When we finally moved in the place was thick with fumes from whatever they had done to the place. My cat got sick from the fumes and got fleas because, we found out later, they didn’t actually treat the place for fleas (my cat is strictly indoors only and has never had fleas before the move).
As if the move in wasn’t bad enough we found that the dishwasher didn’t work. There was a thick brown film in the bottom of it. When we called someone to come out and look at it they just told us to run it without dishes a couple of times. When it still didn’t work they finally listened after receiving several calls from us. It took far too many calls for anyone to acknowledge our problem.
We had a huge ant problem and it took us calling the main office to get someone out to help us – this was after we had tried and failed at treating the place ourselves. Any place I’ve lived at in the past never had a problem coming out to spray during certain times of year if there were problems with bugs.
We had a bout of theft for a while. The mailboxes are rickety metal boxes that don’t even close. We complained, asking for different mailboxes with locks. The landlord said that they couldn’t do anything about it because then APM would have to replace all of the mailboxes in all of the units. So what? That’s kind of important, isn’t it? A lot of the apartments are from the 70s and so are the rusted, twisted and poorly functioning mailboxes. It would be a nice if most of the tenants didn’t have to rent PO Boxes. But who cares about tenants’ needs? Not APM.
In addition to all of this we have two washers and one of them is out of service more often than not. It can take up to two weeks to have someone come out to fix it. The landlord often will tell us that it’s not broken and that someone ‘just came out to fix it.’ I don’t know how many times he’s told us that. The best was when he told us that we were wrong about the laundry room door being broken. Three tenants got locked in the laundry room how are we all lying?! Complain to APM and they say they’ll help. Yeah, a week later.
More recently, I called the landlord about helping us with the snow on the stairs. In many places I’ve lived in the past the property manager with provide tenants with shovels and salt for the walk ways after they have helped with the initial clearing of snow. He came out and did actually clear the walk way but he told me that APM will not shovel and/​or salt the walk ways or do any maintenance because should anyone fall APM would be liable. I asked if we could clear the walk way and he told me that if I did that and someone fell I’d be liable. So… basically we are supposed to let the stairs ice over and do nothing about it? Right… He said that APM says not to clear the stairs or walk ways and to use ‘cautious’. So, we need to use ‘cautious’ and let the stairs ice over. Wow.
That’s only one of the landlords I’ve dealt with. One degraded me and told me she didn’t believe I was ever in the military. She asked to see my bank statements to verify my income and never apologized for her rude comments even after seeing that I get benefits from the military on those bank statements. Really?!
The level of disregard from the landlords and APM’s main office is unreal. I’m only with them right now because I’m in a great location (between Sandy and Burnside off of NE 20^th) and I can’t afford to find somewhere else to live while going to school. When people ask me how I feel about the company I rent through and if they should use them I tell them that they are awful but if you need a home quick and don’t mind putting up with incompetent landlords, old apartments and a company that doesn’t care about you at all use APM. They really don’t deserve more than a star.

I’m writing a review about the «un» American Property Management company.
Well, calling it a «company» instead of a bunch of scam artists is going a bit far, but I’m feeling a bit generous today.
First, everything went well for me, unlike for many of these others reviewers, mostly because my now dis-​owned uncle is an executive there. When we complained, they actually bothered to fix something. Yeah, the apartment was run down, but the price was decent so we stayed. The manager and staff though are something else!
Our troubles began when my wife hurt herself on a broken pipe they should’ve fixed on the property. As SOON as we brought it up to management, we received our first «warning» that we were going to be kicked out for some «imaginary» reason they had hiding in their back pocket. Doesn’t matter that we didn’t violate any rule, only mattered that they wanted to intimidate us. We didn’t get a response to our phone call (other than the «warning») so we called them back, and received three more «warning» notices that they were going to kick us out for imaginary reasons immediately after our phone call!
So, we hired a lawyer. All went somewhat smooth from here, the intimidation through notices stopped and we received an out of court settlement far below what was due to us. Fine by us, we agreed to it because unlike them we are not greedy we just wanted them to get their act together and not put other tenants safety at risk by not bothering to keep the property in good working order. A bare minimum requirement that should be expected by everyone.
As soon as we received the settlement, we got a, um, «no cause» eviction notice. We then received a «for cause» termination notice, which the «cause» was completely made up and not true anyways.
Now, we all know that landlord-​tenant law still give property owners more power than they should actually have to harm people. We contacted a lawyer about these notices and he said we could beat the «for cause» notice because it was untrue and delivered unproperly. The «no cause» (or what should have been called the «retaliation cause») termination letter was more difficult. It was clear to EVERYBODY that we talked to that we were experiencing illegal retaliation, but we were told it was going to be difficult to win, and if we unjustly lost, which was possible, we would have to pay their attorney costs! So we left the property in an unreasonable amount of time. We had twelve days to get out because on the «for cause» notice 18 days had already elapsed. Silly us, we thought simply fixing the problem would work.
We actually contacted the Better Business Bureau about this company asking to stay a few extra days to get our stuff out, but they acted all innocent and didn’t really fix anything. In fact, they charged this low income family of five $ 150 dollars for a dresser we just didn’t have time to get. They said they sent us a notice we didn’t respond to (they had our forwarding address), but they never sent it. Why would they, if they pretended they did and didn’t they scored $ 150 bucks!
They also charged us for damage to the apartment that we didn’t do, so they could take our entire deposit. This is how they did it: First, the apartment «executive» lied to us and told us not to mark down damage to the carpets because the carpets were going to be replaced after our move out since they were ten years old or more. We didn’t mark down the damages. Upon move out, they charged us for carpet replacement AND said we still owed them $ 29! LOL!
Well, we ended up temporarily homeless because of this. We have three kids, ages 1, 3, and 5. I would put up the names of the people responsible for this crime, but Unilocal won’t let me. The lawyers, who gave us their sympathy, remarked «how tragic» it is that landlords can still do this to people in this day and age, but that’s the «law».
Shame on you un-​American property management. You know, there are corporate people who are actually good people like the rest of us, the ones that work here are not them. These are the corporate scumbags who give the rest a very bad name. In a better world, they’d be in some corporate prison, instead of driving nice cars pretending to be good people like the rest of us. Pray for such people, will ya?

I feel so foolish giving them such a great review. I still stand behind my words. until I have had a maintenance request.
My oven broke two weeks ago! I went to my property manager immediately and he filled out the form he needed to and sent it right in. Since then I call him every day to find out when maintenance will be here. He tells me that there are other priorities. I ask him how many weeks does it take before I am priority? It’s like asking the owl how many licks it takes to get to the center of a tootise pop … I do not get a realistic answer.
I called APM a number of times but all the broken record gatekeeper who answers the phone says, «You have to talk to your property manager.» They will not even give me the number to maintenance. «If we gave it out the phone would be ringing off the hook.»
Uh … bad sign. Do you understand that, gatekeeper?
Spoke to CAT (Community Alliance of Tenants) and they said I need to start the letter writing mess: «. this is my expectation since I have always paid rent on time … etc,» «This is an essential service and could be a possible building code violation,» «The expectation would be the oven would be fixed within 72 hours.»
Until they respond (always give a deadline for them to respond in writing by) I sit here not able to eat like a normal human. I dare say (though this is sexist) the maintenance «men» do not see this as a priority as when they come home their wife is putting their oven-​cooked dinner on the table. They do not see what must go on behind the scenes.
I am also stuck at my apartment as I do not want to keep shutting my fighting cats away in the hopes the oven idiots will show up while I am gone.
Another fear: these jerks who are only used to painting and carpeting available apartments are going to try to fix my oven. something they have little or no experience in. AND they will show up but say, «Uh. we need to order a part» making my wait for fresh baked bread even longer.
I think my property manager, Richard, is great. It is the rest of the company that really, really sucks.

I lived with APM at SE 32^nd and Morrison for over two years and never had problems. Granted, these places can be a bit slummy and are straight out of the ‘70s, but lots of them are in great locations and are easy on the wallet.
When I needed something fixed, it was taken care of quickly (within a day or two). I had no mold in my apartment and it was clean when I moved in. They returned my full deposit when I moved out as well. There were some rules to follow, but this is typical and expected behavior from property management companies, who are generally sticklers for regulations and a-​holes in general. I am sorry to hear that so many people had problems– perhaps I just had a really good manager.
Right now I need a cheap apartment with a small deposit and a short lease, so I am thinking about renting form them again. Hopefully I don’t meet the same fate as some of these other reviewers.
