Even before I moved in– I was given a deadline to sign my lease and get money in by 1 PM on the day the lease was due. Initially, the email after being approved said Wednesday, not specifying a time, but apparently Ivan Urgiles, leasing agent I have never heard from nor spoken to, sends me an email saying nothing but the following:
«The lease needs to be signed immediately and I will extend the payments due to 3 pm.
I have another applicant who wants this unit.»
This is a disgusting way to conduct business. Do yourself a favor, and check in at Rockrose [which has better ameneties!] before applying to TF Cornerstone.

My wife and I lived at 4545 Center since they opened and are only leaving because we bought a house. Everything about the building is a 10: the amenities, location, cleanliness. You have a stainless steel bbq and don’t even have to clean it or refill the gas. You get tennis courts that I’ve never once had to pay to rent. There’s even a putting green. And a very large apartment with a dining room. And the location is great. One train stop from work, plenty of bars and restaurants and more coming every month.

I’m so sad to see all of these poor reviews. My boyfriend and I just moved into 4545 Center Blvd. and we LOVE it. The building is beautiful and the staff have been consistently helpful and polite. Everyone in the building has been very neighborly. Our apartment is immaculate and we could not be happier overall with this whole experience. I’m so sorry that the same could not be said for others!

I viewed several apartments in 4545, 4610 and 4720. I actually like the apartments, especially the one in 4610. However, the poor management literally pushed me away.
Ivan Urgiles at the leasing office is the worst manager I ever met. Rude, unprofessional and pushy. We paid $ 150 application fee and got approved on a Monday morning. They sent us the lease and gave us two days to make a decision by Wednesday, all fair. But after a couple of hours, they withdrew everything and asked us to make a decision by Monday 5 pm. I am not sure if it is legal for them to do so, but that was definitely the deal breaker, because it is obvious that they just don’t care a bit about you.
Stay away from this property. Stay away from Ivan Urgiles.

A nice building overlooking the city. Very nice lobby layout and polite doormen. The space is squeaky clean and has a classy upscale feel. It’s near some great bars and restaurants and you can also go on a stroll at the nearby Gantry Plaza State Park. Easily accesible by trains and ferry.

Midtown West, Manhattan, NY
I have lived in this building for almost 1 year. It is a beautiful brand new building on the waterfront of Long Island City. The concierge staff is very professional and helpful. My only two issues with the building are that management allows drunk people on the 7th floor patio beyond midnight and all the commotion can be heard if your windows are open. Additionally, the one of the brand new elevator which covers the lower 24 floors has been out of service for the last few weeks. Finding an elevator in the morning and evening takes 10 minutes Management points the finger at the elevator service company and no one is being held accountable. My lease was up for renewal and I chose to live elsewhere because I am fed up with paying top dollar for an apartment where there is too much noise and the elevator doesn’t work.

As a rental broker with over 10 years experience renting New York apartments. I have to say working with Bob Schmidt in the leasing office is always a five-​star experience. Many landlords will treat rental agents poorly. Bob goes out of his way to coordinate and facilitate a quick transaction. All of their applications and lease signing is done online, which makes it incredibly convenient for my clients when it comes to doing the paperwork. I had a renter who wanted to rent the model unit– and Bob was instrumental in arranging a move-​in date that work for my client. They understand that the easier and smoother they make it for rental agents to bring clients to their buildings– the better off everybody is. Thank you to Bob and his team for making this a smooth transition.

Overall great property/​location and views on Manhattan are unbeatable. A lot of young professionals. It’s a convenient location (5 minute drive to Williamsburg and Astoria and 1 stop on the 7 to grand central) and the doormen are also very nice.
I would say that the management company (TFC) definitely is the low point (and reason for the 2 star review). Our experiences with them have been less than pleasant to say the least. While there has been more than one instance, most recently we had multiple friends move into LIC TF Cornerstone properties through our introduction. TF Cornerstone have this aggressive promotion and rewards system in the form of an «introduction credit» for people who refer new tenants into any one of their LIC properties. One friend used a broker which understandably disqualified us from an introduction credit, but the second applied directly with TFC but forgot to include us as a referral on their application form. After several weeks trying to explain the situation and find a solution in (including have my friend write a letter or come in person to discuss), we received only one email back from Brian Givens saying ‘Management has denied the referral credit’. We emailed TFC back several times asking to speak with Management, or to receive a better explanation but we never heard back…

You pay a Manhattan premium to live in Queens and getting services from a building management that’s mediocre at best. Needless to say the material and finishing inside of the apartment are quite lousy compare to peers. Doormen are very nice, so don’t get me wrong. That’s probably the only nice thing on top of a brand new high-​rise building 15 minutes from Grand Central by train. I’ve lived at Silver Tower and Normandy Court in NYC, and by far TFC management is the worse among all. For example:
Management never bothers to inform tenants when a planned swimming pool on the club floor was later changed to a fountain; either did they inform tenants that there will be extra fee for the tennis court. I guess the cost they saved from swimming pool was not enough to cover the tennis court…
Leasing office chose to ignore your email when you express a different option about how a fee should be accessed;
The service providers they chose never take your feedback to improve their services, such as the shuttle services between the building and closest train station — it goes in a loop every 15 mins, but you just don’t know when the shuttle will be there ‘cos there’s no time table and the shuttle just loop around aimlessly.
So bottom line is you pay Manhattan premium for the location — a riverside commute minutes away from Manhattan. If you want good management services for your money, you might as well look someplace else.
