As an owner of my own condo and renter of a Michael Anthony property STAY AWAY FROM THESE PEOPLE! They have no Emergency number and we have had 3 or 4 major water leaks. You can only send in a RUSH maintenance request but it COULD BE HOURS if you hear anything! We moved in and things were not wired correctly and outlets not working and they threatened us that if they came out then it could be on us to pay. After 6 months they came and oh, the wiring in the wall to the outlet was backwards… The rug in the house still smelled of the prevous tenants dogs and had never been replaced since it was built in 1991 and has had at least 3 water leaks since we have been here and there was an obvious flood before we moved in as you could see the difference in the rug and was confirmed by one of the people who came to work on one of the leaks we had.

Avoid this company at all cost!!! Highly incompetent individuals that gleam with ignorance. Dealt with Janine on a property in San Diego. Very simple transaction that ended up becoming a waste of time due to lack of understanding a basic agreement in a residential market. If they are selling or renting a property avoid these people!!!

I wish I could give Micheal Anthony Property zero stars. First of when we moved in there was a problem with silver fish. When u turned the kitchen lights off you would come back and find a party like 20 of them. I asked if they could have something done. I was told I maybe brought them so I had to pay out of my pocket for this problem.
We recently moved out. We cleaned the carpets. The fridge. I slaved over cleaning. After doing the walk through we were told everything looks great and we should receive our full deposit.
I received the check yesterday. Short 225. 125 for maid service. And 100 for carpet cleaning. Like what the fk! We paid to have the carpets cleaned the day we moved out. And what maid service? I cleaned everything. Scrubbed with Clorox. We are clean people. We were told the place was like we just moved in. So why take the 225.
This place is fraud. Damn thieves. And Hilda is very rude. They need to teach her some customer service.
I will be getting my 225 back. Cause I have all my evidence that I paid for carpet cleaning etc.
Stay far away from this place.

Tom fails to respond and gets irritated when you call. I feel bad for the tenants of the properties he manages.

I have rented with them for a year. When I needed service to my apt, they sent a complete buffoon. He dirtied my whole bathroom, spilled sewage water onto the floor and then soaked it up with my own bathroom towels. Now I am 30 days from my lease expiring and they send me a notice saying that the owners daughter will be moving home and they are not renewing my lease. 30 days? Thanks a lot. No respect at all, and all you are to them is a rent check. Beware.

I had no major issues with this company. They were very quick to respond on any question I had regarding the property. I locked myself out twice (yes, I know, I am dumb) and they were nice to let me borrow an extra key with no problem– I heard other Property Managers charge you for it, I don’t know. I was there for 2.5 years and only called them twice for a repair (at the beginning of the lease) and they fixed those things right away.
So yeah, I said I had no major issues with this company, until…
I moved out. I also didn’t receive my full deposit back like many other Unilocalers. I spent hours and hours meticulously cleaning the condo– not that I had it all dirty while living there, I kept the place pretty clean throughout the 2.5 years (didnt destroy or alter anything either) and would shampoo the carpet to keep it fresh, and to make sure I left it in the same condition I walked in, or even better. I should have just saved the time and effort spent scrubbing the place ’til it bled. They still charged me for «cleaning» services although on the final walk through the property manager said, I quote, «everything looks great!»
Flashback: when I moved in I asked the PM what I could do to get my money back at the end of my lease as I have had really bad experiences with other landlords/​PMs in the past. She said «just make sure you write down all the details on the walk through list, and follow that when you leave to make sure you leave the place the way it was so you can get your full $ back»… that’s what I did, yet I still got a chunk of my deposit taken away! I guess it’s as if the rules had «changed» over the years and somehow I had to pay «interest.» Yay! :(
Other than that, they were pretty responsive, helpful and nice. And although I am disappointed about the whole deposit issue, I am not mad… I guess I am just numbed. Blah!
I do recommend this business. They are very organized and pleasant. Just document eeeeeeeevery single thing. Also, if you want your full deposit back, write down a letter saying/​stating what they said on getting your full $ back and have them sign it and follow exactly what the letter and check list says. Even if you do that, I doubt you will get your $ back. People in this kind of business always find little loop holes.

It is unfortunate that these other Unilocal reviewers have had unpleasant experiences, but businesses are not charity organizations. I have done business with Michael Anthony Properties as a renter for 8 years, and I will use this agency as the standard by which to judge all others. Emails are promptly answered and repairs are expeditiously handled. The way this enterprise handled the transference of the unit at the end of my occupancy has left me more than satisfied. Michael is fair and honest and I will definitely recommend his agency to any and all inquiries.

Worst property management company ever. Before we moved out we had our condo professionally cleaned including the carpets; after all, we did live there for almost 2 years.
Yesterday, we received a call from the property manager saying we were only getting part of our deposit back. They are charging us $ 300 because they had to «clean» the condo and carpets.
Hmmm. Well it’s a good thing we kept the receipts for both cleaners.

I am very surprised to see the poor reviews for Michael Anthony Property Management. The property we moved into was kind of old and needed some upgrades, but we got an incredible deal of $ 1350 a month for a 3 bedroom 2.5 bath townhome that is very large and has a nice sized patio with great amenities in college area.
There service has been awesome since we moved in! We needed a lot of maintenance, there was mold and our dishwasher was completely broken. They immediately had someone get rid of the mold and got us a new dishwasher right away without charging us. They have also made some other small repairs here and there and are always very responsive. We usually hear back from them the next day offering a solution. I recommend using this company, they care about their customers and it feels good knowing that if something goes wrong they will be there to help.

Michael Anthony Properties has been managing my home for over ten years and I have highly recommended their services to family and friends. I have had very short vacancy periods in all the years they have managed my home, and they have found me excellent tenants. Choosing Mike Brunnhoelzl and his staff to manage my home was the best decision I made when I could no longer manage it myself.

This is the worst property management ever. Most of there properties are old, therefore the rent is cheap.
If you have a repair to be made, be prepared to pay for all repairs. I had a clogged toilet, and was caused by toilet paper. Because it was a «direct action by the tenant» I have to pay. If you take a big sh$t and clogged the toilet, most likely you are going to pay. By the way, the toilet and shower is over 20 years old and the condition is poor. They are so cheap to replace any fixtures; regardless of wear and tear. If the fixtures work then that’s all that matters. According to their website, the property manager will pay for repairs less than $ 200; anything over that will be at the discretion of the owner. This is somewhat misleading because Michael Anthony Properties will pay, then bill the tenant.
The unit below me had some water leaks which was caused by my bathtub. The HOA was very responsive and took corrective actions to fix it. I called Michael Anthony Properties, and they didn’t seem to care. The HOA recommended the bathtub to be replaced; Michael Anthony Properties ignored their recommendation. They actually claimed the HOA never recommended anything. So, instead of replacing the bathtub, they had a handyman come out and put some plastic pavement/​plaster to cover the holes so it wouldn’t leak. I remember that the handy man said, «The bathtub is old. This is a „temporary“ solution, but not a permanent solution that would prevent leaks. Eventually you will need to replace the bathtub.»
They also claim to have a 24hour emergency hotline which is BS; it’s basically their office’s answering machine. So if you have a water leak on a Saturday, you are going to have to wait until Monday to speak to someone. Their hours are horrible, 9:30 — 4:30pm M-​F. No one picks up the phone during lunch.
I guess the only good thing about this place is the rent; it’s cheap. For some reason it takes 5 business days for them
to cash your check. If you pay online, you have to pay a processing fee. You are better off paying by check.
I’m so happy I’m leaving. Also once you put your 30-​day notice, they will market the place ASAP (with the approval of the owner). This is an indication they are going to do little maintenance after a tenant leaves because they are such in a hurry to fill the vacancy. I would avoid Michael Anthony Properties at all costs!

Mike Brunnhoelzl and Michael Anthony Properties are unethical and should not be trusted with your property or as your landlord.
My wife and I rented a townhouse that was managed by Michael Anthony properties. The property was in very bad shape when we moved in so we signed an agreement with Mike Brunnhoelzl acknowledging the poor condition and agreeing that we would receive our full deposit back when we moved out provided there was no major damage done. We lived there for 3 years and always paid our rent in full and early.
When we moved out he completely disregarded our agreement and kept 100% of the deposit. We were never given an opportunity for a walk through or justification for breaking our signed contract.
I would not trust Mike Brunnhoelzl or MA properties in any situation, big or small. They are an unethical and opportunistic organization lead by Mike himself.
