Yes, this Mario guy is very rude. I called the first number that came up for kitty hawk and apparently it’s his cellphone, I was looking for my manager and he said to call the office and hung up. RUDE! If you don’t want people calling kitty hawk, don’t put your number on the website. Even his number is on Unilocal… Other than this person, Nathan has been a great manager. Anything we asked for he was on top of it.

Horrible customer service; there is no need to be so rude when someone calls to ask a question. If you put more facts on your website, maybe no one would bother you

I just called to inquire about a property listed online, Mario answered and was EXTREMELY rude. I didn’t even finish my question before I was interrupted. Rude service, I understand housing is a NEED so the business will always be there, but there should still be some type of customer service. I was able to ask for the owner’s name before I was hung up on.
Terry, please retrain your employee on phone etiquette as well as remind him that he is there to serve your current and potential renters and without them, there would be no need for him or his position.

I used Kitty Hawk Realty to manage my property while I was away with the military. They used their military background to build trust, but I thoroughly regret working with this company. As is standard, they were authorized to do repairs up to $ 300 without my prior consent. Literally every other month there was something being billed totaling just under $ 300. Including changing out all of the locks, even though I had installed reprogrammable locks and garage door repairs on a brand new Sears garage door (under warranty); there were always receipts for the work, but I have a feeling it was always being done by their friends and/​or relatives. When I finally got fed up with their lack of response and constant charges I found a new property manager. A year later, as I’m preparing to sell the property, I found out that he never sent the keys to the new manager.
As a renter, I would be leery of this business as well, based on the things he told me they charge for when someone moves out. Without going in to too much detail, their plan seemed to be to nickel and dime you.

Should be zero stars. Beware and know what you are getting into. Trust the hairs on your neck with these guys — shady, shady, shady. They wanted to charge double the rent for the deposit and go month to month. They explained that’s how they do it. It works better for us and them. I am sure it works great for them! They can hike the rent and require an additional deposit every month. Remember the deposit is not last months rent. They can keep it all if they want. If they choose they can end your contract after one month! You are out the huge deposit (because they are sleazy you know they will) and have to move again with all the same moving expenses. Then their service is terrible, too. I sent an email request, no reply. I left a message, no reply. When I did speak to them completely rude– they just don’t care. They are a numbers game. My husband loved the property so he called. They gave him similar service now saying there was a person making a deposit on the property and we’d better hurry. Better to trust your instincts and research these guys. I’d be a nervous wreck each month wonder if today was the day I’d have to uproot my family again.

We need a zero star option. I called this management company just looking for a place to move my brother into. The guy was who answered the phone – total A-​hole. Zero people skills. Rent elsewhere! Rude Rude Rude. Losing hope in common courtesy and decency? Well you won’t find any of that here… Oh, and the advertised price of the rental magically went up $ 100 from the internet posting to the phone call when I mentioned a trust fund. Bait and switch.

I have been renting on and off with Kitty Hawk for the last decade. Sometimes they can really take care of you as a tenant, while other times they can be some real d##ks. When you move in, you better take pictures of everything that’s wrong with the place and email that to them. They’ll try to nickel and dime you every time. If you know there game a clean up everything at move out and show receipts, then you have a chance of getting most of your deposit back. Avoid Terry. If it’s one of his properties, good luck. Try using the other guys.

How do you give a zero star?
I inquired about a house i saw and the rent is for $ 2250. He (Don’t remember his name) told me my deposit would be $ 4500 because I have 2 SMALL dogs! Told me, «It’s a litigation issue Ma’am because dogs kill people.»
I JUST told this guy I have a small beagle and a mini dachshund. I feel they treat potential tenants as a number and not an individual.
Then I ask how much the deposit would be without pets and he says, «It depends on your credit.» I’ve never heard anything more ridiculous in my life. I feel like they are trying to rip me off!
This property management sounds very untrustworthy. He asked me to check out their other properties on their website. NO THANK YOU. I would hate to have them as landlords.
If I were a homeowner I would definitely reconsider using them!

This is the first time in my entire life that I have ever felt compelled write a review on a business. And just like the majority of these other reviews from other people, I wish I had the option to give Kitty Hawk ZERO STARS. I have been a renter for over 12 years of my life and NEVER have I had this many complaints about a landlord. Kitty Hawk is hands down THE WORST property management company I have ever been involved with. I have nothing nice to say about Terry Kazmaier or his little yes man Bob, who run the properties. On top of so many complaints, my biggest one is that we had a horrible black mold problem in our house and they did everything they could to bury it and handle it in every which wrong way imaginable. I have also spent much time researching their credentials and they are rated at a D– on the Better Business Bureau. I’m hoping to get their rating down to a solid F. They still expected us to pay rent even though we had a certified mold inspector take tests and the results came back saying the property was uninhabitable. We were unable to live in our own house even though we had to pay rent for over a month, and in the process became very sick from exposure to the black mold. Our property (926 23^rd Street) is now for rent, and I will make this very clear: if you value your life and your health and your piece of mind, DO NOT RENT FROM THESE PEOPLE. They deserve for their business license to be taken away from them immediately. I encourage anyone else to stand up to these pathetic excuses of men if you have had problems with them. They DO NOT deserve to win.

Why can’t I rate zero or negative stars?
I am a homeowner who had the misfortune of contracting with Kittyhawk. They are rude, pushy, and won’t let you talk to them, they roll all over you if you have a concern. They are condescending and tell you what you want and should think. I signed a contract on March 1, and sent the key on March 21. All Terry did for the first month was put a sign up. I paid over $ 20,000 to fix my house up to make it nice for a rental, and there were no pictures of the house’s interior or the square footage. I was very stressed about my relocation to Oakland, so let his patronizing, sexist remarks at our meeting slide, but greatly regret that now.
By all accounts from neighbors and prospective tenants, he did not want to rent the house to interested tenants. He put unreasonable demands on two prospective tenants, an African American woman and a woman who was so nice I ended up breaking the contract with Terry and paying him for a year of property management for him doing nothing. He lied to me constantly. He lied to prospective tenants. People liked my house and wanted to rent it, and he made such unreasonable demands on people, such as cash only for the security deposit and first month’s rent, that people felt it was a scam and he was a crook. When a prospective tenant he turned away, who I liked so much I broke the contract to rent to directly contacted me, I asked him why he turned them away. Again, a bunch of lies, and good ol’ boy longwinded stories about prospective tenants playing the «Mommy-​Daddy Game» with me. He said many lies about these people and why he did not rent to them. He said they decided not to close the deal. I am alarmed that he would have had them sign a lease if they had the cash, without a proper background check. He also told people that I had nosy neighbors (they are all great people!), not exactly a selling point. A prospective tenant asked for a one year lease, and he said that would mean a $ 200 a month increase in rent. I have never in my life encountered a situation where a month to month lease was less than a longer lease.
Terry appears to have a very high opinion of himself and a very negative view of other people.
He lowered the rent on my nice 3 bedroom, 1500 square foot home without consulting with me. He lied his ass off about getting the home ready to rent, my tenants are still cleaning up after the the mess he left in my house, and I know their cleaning and repairs are going to cost me. I had told him and showed him that I wanted an old unproductive apricot tree removed and the younger one in a better spot to stay. He had the younger tree, a small sapling, removed and left the older tree in the back yard. $ 720 wasted on this. The rear doors and gates were all left unlocked and wide open, and the beautiful curtains I had at the front picture window were taken away against my wishes, I believed this was vindictive and to leave my house wide open and vulnerable to a break-​in. This was after I told him I was breaking the contract and before he got my cashiers check for everything his handymen did and did not do just to get rid of him. Seriously, I think that is how he makes his money, alienating people and not renting their houses until they pay him off to get rid of him. He has two complaints in the BBB against him, and I added a 3^rd.

This is the FIRST BAD REVIEW I’ve written. Not just on Unilocal.First bad review I’ve posted anywhere. I’m at a loss for words regarding the shady, condescending, patronizing, sleazy, rude, sexist behavior exhibited by Terry. Bob wasn’t much better, but Terry is in a league of his own. After dealing with these good old boys by phone, I Google-​d Kitty Hawk Realty because I was so sure it was a scam and no such company existed. Seriously. That bad ~ and surreal ~ of an experience.
While I was surprised to find that Kitty Hawk Realty actually does exist in Chula Vista, I was in no way surprised by the list of scathing, one star reviews. All but one, who must be a relative, were 1 star reviews with detailed horrific accounts of horrible treatment. Judging from the other reviews, I’m not the only person who wishes ZERO STARS was an option.
Bob & Terry (particularly Terry) were very ‘good old boy.’ They TOLD me what I would and wouldn’t want and should and shouldn’t want in a property. They actually, shockingly, told me I wouldn’t want to stay long in the Normal Heights house I wanted to rent because (according to them) it was small (it had 4 bedrooms, hmmm…) AND because I should be looking to buy a house rather than rent because there are so many good deals. WHAT??? Can you imagine being the poor home owner who is trusting these people to find a tenant and having them tell the person who actually WANTS to rent their home that the home is small and has nosy neighbors??? Bizarre! Oh, and did I mention the rent suddenly increased by $ 200 /​month over the phone when I (apparently foolishly) shared how adorable I thought the house was? The next kicker: they wanted thousands of dollars IN CASH (not a cashier’s check, money order, etc., but actual CASH ONLY) to be considered as a tenant. Thousands as in $ 3,500 CASH! Seriously???
I don’t know who I feel sorrier for, Kitty Hawk tenants or the unfortunate people who trust them to manage their homes.
I have excellent credit, references, etc. Not to be immodest, but I’m a dream of a tenant. Does this matter to Kitty Hawk? No. All that matters is that you are willing to jump in the car and drive to Chula Vista to give them $ 3,500 CASH to sign a lease.
No thank you, I’ll keep looking.

I recently decided to move out of my small apartment, searching the web I ran into a few listings from kitty hawk realty. I called to make an appointment to view a property and noticed the deposit was higher than the rent, as i didn’t find this common with other websites, I asked Kitty Realty Why? The man on the phone seemed confused as well, but could not give me an honest answer just that it was «company policy» he said.
when I arrived at the property for the appoinment Kitty had set for us, there was no one in sight, we were standing outside for 20min before a man arrived.
He didn’t present himself or greeted us or even had the courtesy to excuse himself for running late.
I found him rude, pushy and a bit racist. I took my mother (who doesn’t speak a word of English) as i was trying to translate, he stood by the door repeatedly asking if we were interested in the property.
We didnt finish looking at the property, my mother was offended by his behavior and took off.
Yes the rents seem reasonable, but I rather stay in my small apartment then have to deal with narcissist landlords like Kitty Hawk Realty present themselves to be.

No stars for these idiots. These guys are the worst Manager/​Realty Company ever. I guess I should of known that when Jan High decided to hire them. Jan High is the owner of several apartment complexes where I lived and I almost sued her for being a dumb ass. So she decides to get Kitty Hawk to do her dirty work.
Kitty Hawk are some dumb ass white guys that think that just because they were in the service they can talk to anyone how they want. 2 incidents happened at my complex and they didn’t want to put locks on the doors. Criminals ran in the complex and deaths could of happened. I called them and ask them to put in locks after the FIre Marshall of National City said it was ok to do it and Kitty Hawk right away denied the locks. Bunch of dumb asses working at kitty hawk. Plus I had some work down in my apartment cuz of a leak. So they came and drilled and for 8 days no one came to fix it. so I called Kitty hawk and they said. O put it in writing and we will send some one… REALLY. REALLY. dont you fuken now they were jack hammering in my apartment and had a mess… that’s why these guys are the worst ever. I wish I could of sued there Asses.
They shouldn’t be a realty company if the don’t know how to treat people and understand the safety of children and adults in the property

We recently moved out of a property managed by Kitty-​Hawk realty. The whole 1 ½ years that we were renting through them, we never had any issues. They really do take care of the property they manage as well as the renter’s needs.
Mario and Terry of Kitty Hawk realty were always available if we needed anything. When we moved out, the charges for the damages we incurred were very reasonable. They will not charge you for anything that should not be charged to you.
We moved because we purchased a property. We wouldn’t move if we don’t have to. We really had a very nice experience with Kitty-​Hawk realty.
