I have been renting my home for 5 years now through Eagle Property Management. Since then I have also become friends with the owner! I feel really lucky to be renting from this management company. They are excellent at communication and respond quickly to requests for repair (along with following up!). Very nice and understanding people. I hope to remain in my home for years to come!

We have used EPM for 6 years to rent out our house. They have always been very courteous and forthright in providing information. They have kept the same tenant in the house for 3 out of the 6 years with 2 other tenants occupying the house for the other 3 years. When tenant issues have arisen they have been quick to respond and fix the issue. At one time I was receiving phone calls from the neighbor in regards to the tenant, and before I could call Bill to find out what was going on he called me. He personally took the time to go and meet with the neighbor and the tenant to come up with a mutually agreeable solution for both parties and when one could not be achieved contacted me to help propose a fair solution for the tenant to break the lease. He seemed more than fair and didn’t necessarily take my side as he advocated for the tenant not being penalized for breaking the lease, which I appreciated. I have recommended EPM to other home owners looking to rent out their properties, which some have and all have nothing to say but good things about their service. I will definitely continue to use Bill for my future management needs on properties that I own.

Bill came to meet us in person at the property and answered all our questions and gave good advice. When in correspondence with the owners they are always very kind and helpful.

I have used Eagle Property Management for several years and they have been great. The units are always rented out, when there are vacancies they get filled very quickly, and there isn’t much turnover so the tenants must be happy. They are also very quick to respond when I call or email them, and they deal with issues that come up very promptly.

We moved into a property that was listed as cable ready, only to find out after a month of investigating that the cable had been severed somewhere in the line. We were able to accept this deficiency though also not being able get high speed internet in our unit was a huge inconvenience as I often worked from home. Three years of event-​free renting where we asked for pretty much nothing, we gave notice that we were moving. I cleaned the condo to better shape than when we moved in, and hit everything on their check list, then they deducted from our deposit the cost of an expensive cleaning bill and charged us for painting the walls. Super unethical and a crappy way to end what had been a decent relationship. I checked their listing for our place and it was listed once again as cable ready. Nice. Thankful we were able to buy and not have to deal with a landlord again.

We had a great experience using Eagle Property Management as our property management company. We used them for 3 years and lived out of state the entire time. They found our renters, worked with the renters to resolve any issues. They were very timely in letting us know about issues and on payments.
We were able to have the same renter the whole the years and they seemed happy with Eagle as well.
They also worked directly with the realtor who helped us sell the property when it was time to sell it since we were not in town.
It was great knowing that our property was being taken care of since we were not physically there.

DO NOT RENT FROM THESE PEOPLE. They are absolutely the most rude property management I’ve ever in my life dealt with. They don’t communicate and they will take your money. I wish I would’ve read the reviews before renting from them and heeded others warnings. I’ve never been treated so poorly by «professionals.» These ladies are a joke.

I have worked with several property management companies in the past 20+ years. Eagle are by far the absolute worst company I have had the misfortune to deal with.

After transferring across the country for work, we were in immediate need of housing for our established family that included three pets. We were delighted to speak to an Eagle Property Management employee and find a property that was perfect for us. Every person we dealt with was attentive and all communication was promptly returned. The home was well maintained and very clean when we took possession. I had mentioned that there were several dead shrubs in the garden and they were quickly removed before we moved in. Our application process was also very smooth. An additional nice touch was a welcome card and a bottle of sparkling cider waiting on the kitchen counter when we moved in. Having been a home owner for the last 24 years, this was a delightful step back into the rental world and we would highly recommend working with Eagle Property Management.

These people are totally unresponsive.
They do not return calls. (All calls automatically go to voicemail).
They do not reply to e-​mails.
I felt invisible, and on the rare occasions where they did respond — they made me feel like I was a complete nuisance to them.
I have worked with other property management agents in the greater Portland area, and there are definitely better options out there.
They claim to have an «A» rating on Angie’s List, but that must have been when they first opened for business. This is False Advertising!
AVOID.

Of all the property managers I’ve had in my 9 years of renting 6 properties Eagle Property Management has been the best!

Our story with them started with Bill at a different home than we’re in now. We asked to see it, he met us and 2 minutes in we said it wasn’t for us. He then took time to ask us what we wanted and what we were looking for and gave us the scoop on a new home they were going to manage. We got to see the home as soon as papers were signed with the owner and then we signed a lease very soon after.
We’ve been in that second home for 3.5 years and are moving due to buying a home.
When we had a maintenance need they responded promptly with their own guy or a contracted servicer as needed. Rent increases were reasonable. Paying via EFT on their website is free and easy. Service was friendly and professional.
I would recommend them!

I have had nothing but a positive experience with Eagle Property Management. They have been helpful and understanding of my personal situation and got me into a house that was perfect for my family. They have followed up quickly on every question or request I have had. I am looking forward to renting from them for many years.

I confirm: STAY AWAY FROM EAGLE PROPERTY MANAGEMENT! It’s a rotten company with ridiculously ruthless, obnoxious and unprofessional owners and employees.
My partner and I rented from them for four years until we were forced to move out this fall. We thought of moving out at every lease renewal, but had too much going on at work and in our families that we stayed, which we absolutely regret to this day.
We rented a privately owned condo from Eagle Property. The condo complex was also managed by HOA.
Here are the issues that we had with EPM through the years:
1) All the time we contacted them with ANY questions or requests, they talked to us in an incredibly rude and unprofessional manner. Heck, they didn’t even say «Hello» most of the time when we called or they called us. They treated us like they were doing us a huge favor by renting to us, despite the fact that we passed all of their strict background and income checks, payed rent on time (always!) and did not cause anyone any trouble.
2) Most of our maintenance requests were either ignored or took more than two months to address.
3) When we had issues with parking or neighbor disturbances, and we had quite a few during our residency, EPM told us to call the HOA. Each time we did, HOA referred us back to EPM, saying they [HOA] would only talk to the condo owner or the property manager. When we called or wrote EPM after that, they simply ignored all the problems we were having. There were times when we simply couldn’t get out of our driveway because it was blocked by another illegally parked car.
4) They failed to update necessary tenant paperwork with HOA, which resulted in my partner’s car being towed from the property. EPM refused to cover the cost of the towing, which was over $ 450.
5) And finally, here is what forced us to move out: this year the condo that we lived in underwent major repairs — the whole building needed repiping, so you can imagine the scale of the project. The repairs took 9 days and Eagle Property REFUSED TO PROVIDE US WITH SUBSTITUTE HOUSING and CONTINUED CHARGING US RENT DURING THE TIME WHEN THE CONDO WAS UNINHABITABLE.
We filed a complaint with HUD, and Eagle Property Management is currently under investigation. When they found out about that, the retaliated against us by not returning most of our security deposit. They came up with totally bogus charges and sent us a check for only 24% of our initial deposit. They charged us triple for carpet cleaning (triple the market rate) and even managed to charge us for damages done to paint during the repiping of the condo (the HOA clearly warned them and the owner that the repiping crew would be making big halls in the walls and would not be restoring original paint).
When we gave them our notice they refused to do an inspection of the condo with us present, and now we see why — they wanted to be able to defraud us of our security deposit. They also THREATENED TO KEEP CHARGING US RENT AFTER OUR LEASE EXPIRATION DATE unless we sent them an email confirming that we vacated the condo, even though we gave them our move-​out date more than 30 days in advance. How absurd is that? I think it was another way they use to defraud tenants. Nothing in our lease agreement allowed them to charge us rent after lease expiration if we gave timely notice.
From what I know about this company, it was founded by two retirees who seem to simply want to supplement their retirement income without doing much work. From my experience, they only want to collect rent and not do any actual managing of the properties they rent. When we rented from them we seemed to have only responsibilities and no rights. EPM on the other hand seemed to think that they only had rights and no responsibilities.

STAY AWAY FROM Eagle Property Management, LLC AT ALL COSTS!
Five years ago I signed up with Eagle Property Management, LLC, to
manage my rental house, located just 2 miles from the managements’ office. All this time I thought the management were inspecting the house perhaps once a year even though I never got any reports to that fact.
Last July, 2014, I decided to sell the house and informed the management of my decision. They then sent a notice to the tenant to move out within 60 days, which apparently is an Oregon State law. Early July I went up to Oregon (I live out of state) to inspect the house. The management had given the tenant a 24 hour notice of the inspection, so nobody was in the house when I arrived. I came together with the manager, a real estate agent (who was recommended by the manager and is a close friend of the manager), plus an assistant to the real estate agent (she was also a «house flipper»). When we arrived at the house and began to look around I couldn’t believe the damage and the filth I saw. The manager said he had been there almost two years ago and then only stepped in to the kitchen and the living room. He declared that he did not see any damage or filth in the house at that time and that tenants could clean up and make a place look good in the 24 hour time they have before the inspection. With all the damage I wonder how the tenants could cover that up in such a short time without anything being noticed. There was damages to the appliances in the kitchen like a very visible crack in the front lower part of the microwave oven; every button on the front of the freezer/​refrigerator damaged; the glas top of the stove scratched beyond repair and extremely dirty and the dishwasher smelled like garbage when the door was opened. At my second inspection in early September the dishwasher didm’t even work. There was also the front of one of the kitchen drawers missing. The inner glas of the two-​pane window in the breakfast area was broken. In the rest of the house there were punch holes on almost every wall and door and on one bedroom door were extra locks installed indicating to me that perhaps someone else beside the family was living in the house. There were also indications that someone else was living in the garage because there was a futon sofa, a small table with a table lamp and a book case full of personal stuff such as some clothes and other items. I cannot believe that all the damage was done in the two years since the manager had inspected the house.
When I came up early September to inspect the house after the tenants had moved out I got an even bigger shock. The carpets were extremely dirty at my first inspection but now it was even worse than I had thought. I discovered even more damage to walls, doors and other areas that had been covered up with furniture, Door handles and locks had been damaged, it looked like some of it had been forcefully ripped out and then crudely installed again. Even the heater termostad on the wall in the hall way had been damaged beyond repair and I couldn’t even get the heater to work. The dish washer in the kitchen wouldn’t work either. The tenants had left behind old, dirty mattresses and old furniture such as a dirty sofa and a very heavy chest of drawers. The refrigerator/​freezer was full of food and so much of other trash was left behind both inside and outside the house. The absolutely worse stuff left behind was all the cock roaches I discovered. There had never been cock roaches in the house before these tenants occupied it.
If the manager had done his job he would never have allowed such damage and filth to occur. To support my suspicion that other people, beside the tenants, lived in the house and helped pay the rent is that the tenants left without paying the last months rent. During the five years the tenants occupied the house the rent was paid promptly every month until the last month.
Needless to say I did not hire the real estate friend of the manager to sell my house. I did not feel comfortable with him and his assistant after she gave a very inflated opinion of what the cost of repair might be to restore the house to a salable state. She even mentioned that they, the real estate agent and her, could buy the house as-​is to a lower price and supposedly save me the cost of repair. Because of her statements I began to research what a «house flipper» actually do because I had never heard of such a term. I did not like what I learned and manage to find a real estate agent that I felt very comfortable with and found her to be very, very honest. The cost of repair of my house came to a fraction of what I had been told and the house sold in record time. Yvonne F.

Avoid renting from Eagle Property Management at all costs. We made the mistake of renting from them and here is my story.
it took two weeks just to hear back from them if we qualified to rent and we had to call them a few times to ask during the process. That was the easy part. When we initially looked at the house, it was not cleaned yet. The prior tenants had swept the house and wiped down the kitchen counters and that’s it. We figured that once Eagle rented it to us, they would have it cleaned properly. When we took possession the first thing we found was pubic hairs in the bathroom, the sink, floor and bath tub were all dirty.
The kitchen was also dirty and there was a nasty coat of grease on the ceiling. Dust bunnies everywhere and a list as long as my arm about the lack of cleanliness. I ended up having to clean the house for about a week after work each night before we could move in. When we said something to the owner of Eagle Property Management, he said, and I quote «It looked fine to me, one person’s clean is another person’s dirty. I’ve moved into far worse». Seriously?
The bigger issues were the many code violations — about 18 to be exact and that doesn’t include the lovely black mold that is on the inside of the kitchen window sill and many other windows in the house. There were locks missing on about six lower floor windows which we ended up fixing. They did pay for the cost though so I can’t knock them for that.
All of that is just a lead up to what has occurred over the last few weeks. We came home to an intent to evict if we didn’t mow the lawn. It wasn’t that overgrown but one of the neighbors is still friends with the home owner so they ratted us out. Nothing like being watched and tattled on. Nice the neighbors have the owner’s email address but we don’t and have been told not to contact the owners directly. So we mowed the lawn and I have spent countless hours pulling the weeds that have accumulated over the last several years prior to our tenancy.
We were then informed that there would be a home inspection so we rolled with that. Surprise ! The day came and I pulled up to the house to find a strange suitcase inside the gate. When I went inside the house, my boyfriend/​roommate, the property manager and the HOME OWNER were all inside. Yep, they chose to make the home owner’s visit a surprise, no warning at all. During the visit, we pointed out the code violations so the homeowner got to see it for himself. We thought it would prompt them to take action on some of the glaring issues like the kitchen floor that can’t be sanitized because it’s basically raw wood since all of the varnish wore off. When we heard nothing from either the owner or the property manager, we decided to call the City of Portland in and that was when the 18 code violations were found.
Our one year lease was also nearing the end. Eagle Property Management’s secretary sent us about three different emails asking if we were going to sign another 12 month lease and we let them know we’d get back to them within our legal time limit. They probably didn’t do anything wrong there, but it was annoying as we were under the impression we would go month to month after the one year was up. The response we got from the property manager was «the point of the 12 month lease is to keep people in the house». Right.
So… to the point now…
A few days ago we got a copy of the City of Portland’s inspection report which means that Eagle got their copy and so did the home owner. Yesterday we were given an eviction notice since we have declined to sign a 12 month lease.
For the year we’ve been here, there hasn’t been a day that we haven’t cursed the house or the property manager. It’s been the most negative, draining and frustrating rental experience we’ve ever had.
Never rent from these people. Truly. I’ve left a lot out just because it would take more space than I’ve already taken. I intend to type something up for the neighbors that had hoped we’d be around for a while. They need to know why we’re leaving and why this house is either vacant all the time or it’s a revolving door of residents.
it’s really unfortunate that the home owner is paying these folks money to take care of their home and keep renters in it. They are failing on both fronts. We will be writing a long letter for the owner and will send it directly to them as well.
If i could have done this without putting even one star, i would have but Unilocal won’t let you do that.
Oh and they do take credit/​debit online for rent but they’re going to charge you $ 35.00 for that and they also charge you for garbage.

This company is ridiculous. We leased a house from them and numerous items were noted from the start (carpets not cleaned, floor and oven dirty etc.). We had them note it in the file and it came time to move out first they couldn’t «find» all of our comments. Luckily we saved emails; after their lack of response to our numerous emails showing we documented it we finally spoke to the owner who said we wouldn’t be responsible for those items. Funny thing is, we got our deposit check back with money taken out for those items. Poor management, unresponsive, and dishonest pretty much sums it up.

I found a rental house on Zillow and decided to get more info. I filled out the auto send form they have and off went the request. This is what I received from the property management owner:
«I am the leasing agent for the home we have for lease on NE 81^st. I am always amazed at the emails we receive when people interested in a home do not include their phone number so we can contact them about the home. We are unable to contact you because you did not incude your phone number in your email.»
First of all Zillow didn’t ask me for a number from my mobile app. You talk down to me in an email and treat me like I’m stupid for not putting my number on there? You were sure able to get ahold on me through email!
I called the office to express my concerns only to learn that the woman who emailed me was one of the owners. Wow what a way to run a company. P@!s off potential customers. Then the woman who answered hung up on me because she didn’t care to hear my frustrations.
She said they are frustrated because they receive tons of requests each day with no numbers. She said they are frustrated that ZILLOW doesn’t ask for it. How is that my fault again? Maybe you should talk to Zillow about it and take some customer service classes while you’re at it!
