A-​M-​A-​Z-​I-​N-​G! The VK team has been nothing short of exceptional in addressing our needs as tenants, and Phil and Michaela exceeded our expectations in every way. If an issue surfaced, the attention to detail and responsiveness with which they addressed the problem was well beyond what we would have expected from a property management company. On one occasion, Phil personally showed up to our unit to ensure that a service provider was taking good care of us. Additionally, we cannot recall a single incident where Michaela took longer than an hour to respond to requests for assistance. As long time renters, we know how frustrating it can be to deal with an indifferent landlord or property manager. If you are looking for a property management group who you can trust and really cares about their clients, VK is it!

I’m officially a slumlord, well … a girl can have hopes and dreams you know. Actually, I didn’t want to be a slumlord, so I figured hiring someone to manage my property would be my best bet.
You know on the outside, I am a very happy, bright, cheery person. But if you put me in a panic situation, I’ll feed into the frenzy. I couldn’t imagine a tenant calling me at 2:00 in the morning telling me a pipe burst, or a tree fell on the roof, and somehow I would find a way to light my hair on fire and throw myself down a flight of stairs. I think I have too much emotional attachment into my home, and overall I believe my behavior just wouldn’t be pretty. I have already envisioned arguments with tenants on how they are treating MY home. Yeah, not pretty.
So I interview a few property managers in the area and choose Phil as my property manager. He was very detailed on what he wanted me to do with the property, gave me step-​by-​step instructions, and was always on top of following up with emails. This is exactly what I need, a calm, mild mannered man who can get me a tenant that is not a squatter, and be able to serve as my go-​to guy to take care of matters without the emotional attachment.
I’m looking forward to this business relationship with Phil and Von Kaenel, and expect many great years ahead of us – all without lighting my hair on fire and hurling myself down a flight of stairs.

Great company! This company has been a pleasure to work with. I’ve personally used them for two of my own properties to lease out and they chose some extremely qualified and on time paying tenants who took great care of both of my properties.
After a 2 year rental period I had to sell one of the properties and Mark was used as my real estate agent and the home was sold after the first weekend of showings!
Phil and Michaela are extremely easy to work with on the property management end. I have had 3 separate friends who were in need of places to rent and when I turned them over to Phil and Michaela within days they found new residences. They even contacted me and told me when they moved into their new places they met the outgoing tenants of the units and they commented that Von Kaenel was the best landlord they ever rented from!
So in essence my review should be 4 reviews. Hopefully my friends will post for Von Kaenel soon as well!

Property Management — You can’t find a better, more professional, ethical team!
I have a home that I lease and Phil Lopez and his team helped me find a tenant after i tried doing so on my own without luck 3 years ago. I hired them again to facilitate the transition of that tenant exiting the home and a new one coming in. Their ability to hear my needs, respect my home, find the right tenants, even guide me in the process of taking on some of the work myself (and then giving it up — because i found i really can’t do it all with a full time high-​tech career) is a business partnership I value tremendously.
Please use them whether you are in need of (1) finding a home, (2) finding a place to live, (3) have property that needs to be leased/​rented, (4) have a property that needs to be managed.
I would NOT work with anyone else.

I have nothing but good things to say out Von Kanel real estates. I have been with them for 2+ years and everybody has been so helpful. Any issues we have had has been resolved immediately. Phil and Jessica and Michaela are so friendly I look forward to chatting with them every time I pay rent. The owners are very understanding as well. Its a great company to do business with. I am currently looking for a bigger apartment and Michaela has been very helpful. Thank you Von Kaenel for making our rental experience a great one.

I hired Von Kaenel Real Estate to provide property management services for me and was very pleased with their service. Phil and Michaela always handled any issues efficiently and did a terrific job with communications with the tenant. When it came time to sell my property, it was a no-​brainer for me to want to «keep it in the family» and transition to Von Kaenel’s Keller Williams real estate arm. Everything moved seamlessly, from cleaning up after the tenant vacated to staging and selling. I wouldn’t hesitate to recommend Mark Von Kaenel and his team for any of your real estate needs.

They showed a very nice property, MIchaela who showed the property was very nice and accommodating. I submitted our application and then over email and phone committed to scheduling a time to sign the lease, this shady management company decided to. same day, offer it to someone else after committing to us, with out communicating anything during this process. Asking for an explanation Rose was very rude and unfortunately ruins the process for any people struggling to find a place.
I would recommend not seeing their properties or applying for their ridiculously high application fee of $ 40. You may also be back doored through their unethical process.

I applied for a lease with Von Kaenel for a 3 bedroom townhouse in Santa Clara. I was so sad when I was told that there was already an application before us and that we might not get the rental because it is first come first serve. We didn’t end up being able to sign the lease since the other applicant got it, but I still want to review their service throughout the application process.
Michaela, who I worked with, was very professional and courteous. She was very patient with me and answered all my questions clearly (I’m a first time tenant so I had a lot of them!)
The reason this place lost one star is because one time I called, Rose picked up and she seemed like she was in a hurry. She didn’t even say a «bye» at the end of our conversation and just hung up the phone.
I would still recommend anyone to work with Michaela at Von Kaenel Real Esate!!!

Dealing with this company was just a very disappointing experience! They are sure very very nice to you when it comes to signing a lease with them. Our rep, Phil, was very nice, but also very pushy at the same time. I felt kind of pressured to sign a lease the same week I looked at one of their condos. His co-​worker Rose was the worst! Not only does this lady lack customer service knowledge, but they also lies to you just to get you off her back. I will make sure not to ever deal with this company again! Im glad I did not give them my business.

This place is great! I’ve used one other property management company in Sunnyvale and they were so impersonal and took forever to get back to us. VK has been so helpful, just last week I called Rose at Von Kaenel about a weird sounding garbage disposal and within the hour I had a phone call from a vendor trying to set up a time of when they can come take a look at it. This wasn’t the first time that Rose and the rest of the team at VK has been so attending to our problems. Our laundry room stays pretty clean and our outdoor, and parking structure is constantly being swept and cleaned by vendors sent by Von Kaenel. They recently got a new manager named Phil and he is just as understanding and professional as the rest of the crew over there, they really make you feel like they are on your side. This property management company is excellent, I would highly recommend!

I want to give this company 0 star for service and product because I have never receive any service from this company. I don’t know if they so still exist or not, because my agent and I tried to contact them by email and phone for 3 days in a row and we never get a reply back.
Here is my speculation, if the property has too many offer to deal with, at least inform us, «hey: currently we are having too many offers for this property, we are no longer accept anymore offer… etc or something like that» it’s only take less than 5 mins to reply.
I feel like if they have to many customers to handle, you are just a number, I will take my business somewhere else.

After I wrote my review, I was contacted by Mark Von Kaenel who informed me that he had never been notified of the problems that we were having. Just another reason that dealing with Rose made this situation so much worse.
Mark was extremely apologetic and even sent us a gift certificate to have a night out.
If you want to do business with Von Kaenel, be sure to ask for Mark because he seems to be the only one there who really wants to take care of his clients.

My wife and I worked with Von Kaenel Real Estate to purchase our first house in July 2011. We received remarkable customer service during our search. We worked specifically with Mark and Barbara and they exceeded our expectations. Not only were our questions answered but the time was taken to make sure we were comfortable and understood each aspect of the process. They had a deep knowledge of the bay area and were able to accurately identify market trends. Both Mark and Barbara were flexible to our work schedules and showed a genuine interest in our relocation and helping us find success and happiness.

In a nut shell, Mark and his support staff have made selling our house go as smooth as possible. Even when unexpected complications arose with the buyer contingencies and appraisal reports, Mark was diligent in addressing surprises such as these immediately. Mark fought hard to protect us from difficult situations and constantly kept us informed every step of the way. Mark does everything he promises to do, so his word is golden. Mark also provides excellent buying or selling strategy advice. Both houses we listed with Mark ended up with multiple offers and sold within 30 days — right on schedule. We highly recommend that you at least let Mark present his brokering services to you for a comparison to other potential agents. Mark and his staff are the best!
